If you want to analyze gentrification in Atlanta, get Google maps to show you every Starbucks location within a 45 mile radius of city hall. Then do heat maps within a 3 mile radius of each Starbucks. Anything outside of that hot spot is a no-go zone.

You can also look at Starbucks located inside of Krogers. If there is not a Starbucks in that Kroger, the area is not gentrified.

If it’s shorthand for “southern black culture”, the city is in the south and half its residents are black. It’s ridiculous to point out cultural loss.

Whites leave = white flight = bad
Whites come back = gentrification = bad

I feel like every week on the OT it’s Atlanta people defending they’re no longer Black Mecca

The whites are still under 40% and riding Marta is like being in a 3rd world country.

Funny you say that as I was attending an Urban Institute seminar and they project that Orleans Parish will be no longer be a majority African American city by the 2030 census. It was 67% in 2000 and in 2023 it was at 54.3% and the African American community had been steadily dropping 1% per year the last 7 years in a row.

Hispanics are fastest growing demographic.

Atlanta is still the Black Mecca. They're all moving to the suburbs though (particularly the southern and eastern burbs).

New Orleans has been getting Whiter but Jefferson Parish is no longer majority White.
It's 48% White, 28% Black, 19% Hispanic and 5% Asian/Other. Lots of Black people have moved from Nola to JP (mostly to the westbank) but the main growth has been Hispanics (12 -> 19%).

I definitely love how gentrification rent was added.

So if i buy property, invest money into it to make it nice which makes the value go up, and i charge market value rent according to the cost, i am bad and wrong for upping the rent?
