it seems like a huge percentage of suburbs these days are olds and/or non working, non family households these days

If you see houses painted in outlandish colors such as purple & blue and see multiple Chrysler 300's with rims equal to or greater than 22", it is not a safe neighborhood.

Same for a lot of us. People generally are adding apartments or renting rooms to afford this stuff today.
I sold a waterfront condo in 2016 for $235k, its now closer to 400k. Ridiculous.

Aren’t you a millenial? Why waste money on a house when you could buy more funkos

I prefer to live there.

All depends on neighborhood/city. For Southlake, TX where I live, a house in a nice neighborhood is north of $600k in 2023.

Same as driving around older neighborhoods looking for football/cheer/etc. signs in the yard.
In Houston it’s tradition to announce to passersby via signage that your children attend private school. Always thought it was a weird flex

Well that's a little absurd. You can get good homes for much cheaper in Lakeview, Lake Vista, etc.
That’s why I stated that I would not want to live in anything less than a million. Have absolutely zero interest in living in Lake View or Lake Vista. To me, that’s not really New Orleans. I want to live in the city and I wouldn’t feel comfortable living in anything under a million - and some of those currently are even sketchy.

Meh
What is this supposed to mean? Living in the country is obviously cheaper than near cities

You haven't priced land recently.

As a good starting point, take the top 80th or 90th percentile of household income and multiply that by 3.

What type of exquisite land are you on that equates to 3-4m/acre?

Duluth is a mediocre area and has been for a while.
For how long now? I was in that area a lot in early to mid 2000’s and it was great.

Three cities I would not want to live in.
