in 2023, what price level lets you know a 'hood is nice/safe?

in a metro area such as houston, dallas, atlanta, etc.

300k? 450? 600?

It’s a sliding curve depending on how trendy you want to be.

Best bet is to not live in those city’s.

$600,000 can get you a shitty house in Atlanta proper that’s a bad neighborhood…..or $600,000 can get you a nice 3,000sq ft home, in a safe, nice neighborhood in the burbs

The individual hoods are probably safe at that level. But in every one of those cities, you can't be sure that the surrounding commercial districts aren't sketchy AF.

It really depends on location.

Probably also depends on the metro area and cost of living as well.

You can spend 300k to 350k in today’s market and get a decent house in a decent area here in Louisville but that probably doesn’t spend the same in somewhere like Dallas.

It’s just too much of a moving target. You’ll have iffy Atlanta burbs with 400k+ homes that are fine most of the time (relatively) but then some hood rat party happens down the street and a couple of kids get killed.

You have places like Douglasville with an exotic mix of McMansions (remember racist FedEx encounter) and hood.

Just drive around the neighborhood around noon and if you see a lot of women NOT working, it's safe. On the other hand if you see a lot of men NOT working, leave immediately.

Yep, if you want trendy, pay for it.

There's a lot of places you can live for a lot less expense.

Average home price in my town is off the charts. Our big crime problem is opportunistic car burglaries. People around here leave cars unlocked parked in driveways. Sometimes they leave the fob in the car.

I was in LA years back and houses in Compton were over $500k. I was shocked. How can people live in LA that make less than $100k a year?

In New Orleans anything less than $300k is sketchy.

But 30pk can get you a really nice house in other parts of the south or Midwest.

What about Carrollton, GA? Too far out to be considered a suburb?
