it seems like a huge percentage of suburbs these days are olds and/or non working, non family households these days

If you see houses painted in outlandish colors such as purple & blue and see multiple Chrysler 300's with rims equal to or greater than 22", it is not a safe neighborhood.

Same for a lot of us. People generally are adding apartments or renting rooms to afford this stuff today.

I sold a waterfront condo in 2016 for $235k, its now closer to 400k. Ridiculous.

All depends on neighborhood/city. For Southlake, TX where I live, a house in a nice neighborhood is north of $600k in 2023.

That’s why I stated that I would not want to live in anything less than a million. Have absolutely zero interest in living in Lake View or Lake Vista. To me, that’s not really New Orleans. I want to live in the city and I wouldn’t feel comfortable living in anything under a million - and some of those currently are even sketchy.

As a good starting point, take the top 80th or 90th percentile of household income and multiply that by 3.
