I mean, anything can be sold.

But you are significantly limiting your pool of buyers if you don't have a garage.

Based on information provided in OP, I think anyone would recommend he add a garage to new construction.

I don't have a garage. We did a 5 month extensive remodel last year and almost built a detached garage, but didn't.

I live on gravel/dirt roads so my vehicles don't stay clean very long (I haven't washed my 3 trucks in years). I live on a small farm in BFE. My vehicles can stay outside.

But I have plenty of outbuildings. 2 shop buildings, a separate wood shop, a barn and a shed that stores my boat and 5th wheel.

ETA--the value of my property is the acreage, not a garage.

Also, I'm not worried about securing anything. I leave my boat, sxs, 4 wheeler, and tractor keys in their ignition. You can't come down my long private drive without me knowing it.

Let me be the voice of reason here. Having moved from a house I built in 2009 with a garage, and moving into a house built in 1955 that has no garage, I can tell you that there's a reason we started adding garages. At a damn minimum, add a carport with a small storage area, and if the design allows add an attic to the carport with a good set of stairs to store things.

Not directed at OP but people in general. Joanna Gains has tricked every woman into thinking she's an expert house designer. The vast majority of them are absolutely retarded when it comes to house design.

The thing needs to be functional, first and foremost.

Waste of space. Why would anyone need anything more than space to house a washer/dryer (preferably against an outside wall), and shelving for detergent and other storage above it?

Note: wives, girlfriends, and maids can get stuck in a dryer regardless of room size.

I like a big utility room. Washer/dryer/water heater/ air handler / deep freezer / etc with a good door to outside so that servicing/ replacing things is easier.

If money was no object I would have.

Large laundry room with two sets of washer and dryers. Folding table and sink.

Covered two car parking area.

Large garage in back for at least 8 cars (I’d like to have a car addiction).

Home gym.

Tornado room.

But if dealing within reason I sure wouldn’t build one without a two car garage (and make it extra long).

Houses in our neighborhood are 1-2M and I’d say half don’t park in garages. The reason is 1994 garages don’t fit modern vehicles. My truck won’t fit. My wife’s minivan will just barely fit, but you have to pretty much touch the front wall and leave garage door open to get around the van.

So our garage is my workshop and about 1/4 used by kids sports and hobbies. Build the garage.
