I can certainly see an argument for that, but I'm not a fan of Texas despite having been born there. There were times in my life where I could have been convinced to move elsewhere, but I've put real roots down now and have done so in a place that I'm happy with. I don't begrudge anyone that wants to move out of LA and I'd certainly never tell anyone not to move back if it's what they want to do.

St. James Parish. Nestled between BR and NOLA there is plenty of work available and 30 mins from BR or NOLA if you feel a need to see Professional or college sports and enjoy what the two big cities have to offer.

Austin is great, but the influx of people from CA and New England is driving the housing market up a lot. Wages aren't keeping up with market prices and soon I believe the bubble will burst. I'm getting to the point where i'd like to buy or build and don't want to raise kids 7 hours from their grandparents.

I know Louisiana sucks in a lot of ways, but just wondering if there are any areas that meet those criteria.

But I'd love to live either somewhere isolated in the hills around N or W la. Or somewhere isolated down in S la with access to both fresh and brackish water... But, here I am, stuck in the middle. But it ain't bad. I enjoy the Vidalia/ Natchez area.

You can see that in parts of Allen and west Frisco especially. It's good if you have kids in schools (Frisco at least) but home prices are exploding and apartments are popping up like crazy, thanks in fact to the down times in the late 2000's when the land was sold from developers to commercial ones. And the California influx thanks to Toyota is sucking balls

That's just like, your opinion man.

But for your requirements, I'd go with Lafayette. But I'd also probably live somewhere in Lafayette that you wouldn't consider "realistic home/land prices".
