The Knoxville/Bristol/Ashville stretch of i40/81 is loaded with a looooot of white trash. Beautiful area of the country, but there's some extreme rural areas in there that just seem to dwell in their ruralness.

If I had to do SEC country I'd likely go with northern Kentucky - rural yet two large cities in driving distance for things to do (Louisville & Cincinnatti). Seems to have low COL and such.

I’ve between Nashville and Chattanooga. Both are great but getting expensive. I’ve lived in Savannah and it’s good if you buy in the right neighborhood. Other parts are a proper hellhole. Research Triangle area is nice but expensive. Knoxville is ok. New Bern, NC is one on my list. Nice city, affordable and on the beach.

Why? #1-4 are smaller growing cities with good quality of life, and close to day trip destinations.
#5 has all the things big city and suburban life can offer - the good, the great, the ok and the not so much ok. And traffic, but the good stuff is worth the price.

If you are comparing Charlotte and the Raleigh area it probably depends mainly on what job field you are in as the metro areas are of similar size. Both are growing at a rapid pace.
I do like Charlotte’s location better. Closer to Asheville and Charleston. If you don’t mind a longer commute or work in Ballantyne, you can save some dough and live across the border in SC.
I loved living in Raleigh. It's just a few hours from some great beaches or mountains. Tons of highly educated residents and great suburbs such as Cary, NC

I live in Nashville now and the housing market is BOOMING!! Just for an example. My wife and I bought a condon in Brentwood (right outside of Nashville) in 2011 for $201,000 (1600 square feet) we sold it last spring for $319,000.

A) Mississippi has a dirt cheap cost of living
B) Anytime you get bored Memphis is 10 minutes away
C) You are under a 6-7 hour drive to Dallas, St. Louis, Nashville, Atlanta, and New Orleans if you want a quick get away
D) Relatively safe from all natural disasters
E) Get to experience all 4 seasons
F) If you are an LSU fan, getting back home for thw weekends for games is just an easy drive down I55
