I love Louisiana culture but I don't think I will ever live in Louisiana ever again. We get a lot of the Louisiana culture on the Ms Gulf Coast while getting a lower cost of living and a great living environment.

I left 10 years ago and never even farted back towards La. I have the blue ridge mountains in my backyard, never frick with mosquitos, and can let my kids play with other kids without being called a racist.

Someone previously mentioned high taxes in Denver. Property taxes are about $5K per million which is much lower (by about half) compared to NO or St Tammany. There are “decent” schools as well so there’s value for some. Homeowners insurance is significantly less as well. While the mortgage is much higher, carrying cost are significantly lower per $$ in home value. Sales taxes and State taxes are lower than LA but basically a push when comparing to TX, FL,TN, etc.
That is likely to change going forward. This recent election nearly every tax increase proposal passed except for increased sales tax on marijuana, go figure.
There are lots of bums in certain sections, traffic sucks, blah food, good economy, and I get 30+ days of skiing. It’s not perfect, but what is.

Yeah when interest rates are held down to essentially nothing the cost of borrowing goes way down.
But when they are forced to raise them (and they eventually will be) the prices are going to crater. The banks will be the only ones making money.

Median when we got here in 2017 was right under $300k. Last I checked it was $530k.
But we aren't leaving. Whenever we go back home the thing we hate most is the trash on the sides of the road. It's so disgusting.
I'd rather live in a $500k 1200 square foot house with a $2500 mortgage payment than live in a $400k 4,000 square foot palace in Louisiana.
