probably a single mom with a POS minivan and a boyfriend's 2014 charger (with a big dent and paint damage over the right drivers side tire) there 4 nights a week

Funny you should mention a charger. Dude got pulled over in our neighborhood for speeding I assume. Cop wrote him a ticket.

After the cop released him he immediately ran the stop sign and got pulled over again

Pretty good definition of trashy I reckon

My dad has a house that rents for about $1400 month and it's usually rented by trash. I've been trying to convince him to sell it. It's more trouble than it's worth at this point.

I know a guy who rents houses for a living. He had a few pieces of advice.

1. Look at the inside of the prospective renters car. If they will drive a drrty car they will trash your house. If they keep the car clean on the inside they will keep your house clean.

2. Don't rent middle of the road houses. Rent very expensive houses for a lot of money.

Or very cheap houses that everything in the house is disposable and construction grade.

A friend of my family lived in Uptown New Orleans just off St. Charles. It was a couple, 2 attorneys. Loaded. I have no idea what they brought in yearly because she didn’t talk like that. But I guarantee that they brought in a lot more than this clown.

trash has no race boundaries. found this out when i rented a small place i had. seemed really nice in the beginning but the trash eventually comes out. had police over every other weekend total hell . i sold the place and will never rent again.

What is even the context of this? You know some people who were attorneys? What are you even trying to discuss.

In my early 20s I rented a house from a retired school teacher and his wife. This dude made me go drop off an application, he said if the application was good that he would call me to go look at it. This dude called all my references (5 of them) to see what kind of person I was before he would rent to me.

After I was there for a while he told me that he had 4 rent houses for over 20 years. He did that process to everyone he rented to and never had an issue with anyone other than minor routine maintenance stuff. If I ever have a rental I'm going to do the same.

There ain’t a townhouse anywhere in Louisiana that should be renting for more than this outside of some luxury offerings in Baton Rouge or New Orleans. Get a grip.

He did it right. Before I sold my rental house, the last tenant I had was pretty good, but started getting behind at the end. When she left, there was a plastic garbage can on the back deck full of soiled baby diapers and rainwater. Dumbass had the audacity to ask if she was getting her deposit back. I went above and beyond to keep her from being homeless the last two or three months because she was in a tight spot and I could afford to do it. But damn if she didn’t leave me with a nasty mess anyway. Learned a lesson on that one.....being a landlord is not for people with a ton of compassion. There will be times you have to be a dick to protect your own interests.
