I do credit and criminal background checks. That scares off most but I've had some people apply that had crazy stuff on their credit so I gave them the reject. I rent my 1 br for about $1000 which is a bit lower than market.

i don't know about the woodlands or katy (thank god)
but the op mentioned kids, which means multiple bedrooms... 1.5k for a 2+ bedroom rental is going to be trashy

When I first got into rental properties I accepted section 8. After two tenants I figured out what I was losing and stopped doing it.
I fixed up the property the third time.
Found older people that are retired on fixed incomes.
I always tried to not go up on the rent unless I had to and worked with my tenants during hard times.
Some people stayed in my units up to 16 yrs with minor repairs, had good Ac guys, plumbers lined up for emergencies, and I made money.

Why do you hate capitalism and success? Stimulus should stimulate everyone equally or limit it to only those affected by Covid. That was the only point. Otherwise it’s selective socialist garbage.

I agree. What's even worse than a bad tenant is a bad landlord.
Rented a house for a couple years.
Repainted the interior to fix some areas where we had hung pictures and bumped into the walls, did a thorough cleaning after moving out stuff, and generally made it ready for the next person to move in immediately if need be.
POS landlord still quoted a bunch of BS like "cleaning fees" to keep our security deposit...
Its people like him that make others not give a shite about rental properties.

I’ve been renting for 4 years while saving up for a downpayment. They had a murder here over a year ago and proceeded to change the name of complex. Ever since then it’s been sketchy people left and right. Just listened to a fight in the parking lot downstairs. Another Saturday night I guess
