I was being generous, I was going to say 500k+ but I haven’t looked at Lakeview in a while and figured he may be able to find something there sub 500k.

Ok, so for fun let’s play with the average of $30k for all 3 kids a year. You have $170k left for the year.

You have a mortgage, two cars (eventually 5), food, clothing, etc.

This is of course not even including payroll tax, property tax, savings, utilities, insurance, etc.

And the occasional vacation too. Not saying you have to go to Europe every summer but a half decent trip wouldn’t be unreasonable to factor into cost.

What would the reasonable monthly note on a home for 5 in a decent neighborhood in New Orleans be? $2,500? $3,000? More?

Let’s say you neglected to save for retirement for a few years and managed to squirrel away $100k to put down on one of these abundant 4 BR houses (Gentilly, lol) while raising 3 kids. What is the monthly housing cost—mortgage, insurance, and taxes on a $400k note?

Lakeview is the worst idea ever IMO.

All of the problems of Nola (taxes, no services, awful roads, no schools, expensive housing) and none of the benefits. You still have to drive for everything.

The suburbs make a ton more sense than Lakeview.

Those numbers include the fees. See for yourself LINK

Also anyone can go to Realtor.com, plug in 4+ bedrooms and you have lots of options in the 70124 zip code for less than 500k.

If you save heavily and invest intelligently as a single person, before you decide to pop out three kids, you'll have money put away for a fat down payment on a nice $450k-ish house somewhere like Lakeview and you'll end up with a manageable note.

The schools are astronomical but it can easily be done on $200k/year IMO. Alec and Shreveport are horrendously boring places

Let them think European vacations for 5 and Country Day are necessities for a comfortable life. You won't live lavishly, but no one has made that contention.

And the guy who thinks you can't live perfectly safely in many areas of Gentilly west of the London Ave canal is badly mistaken

Yes and if you win the lottery then $200k a year will get you a house next to Audobon Park.

Enough with adding hypotheticals to the OPs original question.

I’ve never said that. Actually, I pointed out it could be as expensive as country day but never used that as a figure, and specifically said to not consider traveling to Europe every summer as the norm, just “a vacation”.

This is precisely what I'm doing as a single person. I renovated a double, living in one side, and have a rent check coming in that pays most of the note. It can be done.
