Weather sucks here for 6 months out of the year so don't know if even feasible but an amphitheater or some kind of outdoor music venue would be a great addition. I've been to a few in other cities and they are great venues for touring acts.

The property is on a single tax assessment so I'm under the impression that it doesn't have two municipal addresses, even though both addresses are shown in the deed.

I guess I probably need to head down to SWB to get the account set up before I start on this. Any idea around how much the meter install runs?

I'm curious whether anyone has dealt with this. I've got a double in New Orleans with both units on a single water meter. I want to install a second meter so that when I move out, the tenants will have to deal with S&WB directly without any involvement from me.

I've been able to get some quotes for the plumbing work (to split into two separate systems) but finding a utility contractor to handle permits/meter install has been difficult. From what I understand, the city used to just come out to install meters but now there's a change in the law that puts the cost and finding a contractor on the property owner. If anyone has dealt with a similar project, how much was it? Also, any names/contact info would be a huge help as I have had a really hard time even finding people willing to take on this type of work and deal with the S&WB. Thank you!

My parents had a 2015 that had the same issue around 55k miles. Big headache. I've got a 2017 with about 85k miles and have been ok so far except for a fuel system issue around 70k. Overall, I've been happy with mine but I will probably trade it in soon for something else as I hear way too many horror stories about issues on the high mileage JGCs. The current model seems to be even worse.
I got my wife to sign one - I was 38 when we got married and entered with significant assets. Sounds like you are in a similar situation. The laws are not written in a manner that is fair to men so you get this done do you don't get screwed in the event of divorce. Look at it like buying insurance
I bought a Samsung side-by-side back in 2012. It still works but the motor to the ice maker has been an issue since very early on. Repair people have told me that the design is faulty, Samsung won't admit it, so it will just break again if you get it fixed. Evidently there is a huge class action lawsuit ongoing based on this issue. I won't be buying a Samsung again, needless to say.

Bought a pretty basic SS Kenmore at the same time for a tenant unit and have not had a single issue. Stay away from Samsung

It is a bit of a walk but I park in the PanAm building garage (Poydras at Camp). I park in it daily for work and Pels games and I have not heard of any break-ins happening in the garage so far.
I've lived in uptown since 2009 and have had my car broken into once. I don't ever drive downtown unless parking in a paid garage with security - trust me, it is worth every penny these days

Things have gotten much worse lately but if you avoid certain locations and scenarios (i.e. parking in an unmonitored surface lot during a Pels game), you're a lot less likely to run into trouble.
I've been a commercial appraiser since graduating college. Got my MAI a few years ago and have been at a large national firm for 8 years now. Happy to discuss pros/cons and general career path with you

Fubo is solid. Give them your money instead of YouTube if you have issues with YouTube's woke censorship policies
There were a bunch of seats available when my time came up (had my tickets since 2011) but the actual process to move was a clusterfrick. Instead of doing it all online, you have to call the ticket office and the line was busy for me for about two days of trying. Eventually, the seats I wanted weren't available anymore (you can see availability online) so I gave up.
LA Citizens tried to push my coverage to Maison a few years back and I declined because they were a no-name with no creditworthiness. Citizens has been fine and paid for most of my new roof after Ida. I've had their coverage for about ten years now and this was my first claim. I recently got a quote from USAA (Orleans Parish) and it was much higher than my current policies with Citizens + American National for homeowners

Edit: USAA offers both homeowners and wind/hail. American National doesn't offer wind/hail here
FYI - I'm watching on FuboTV as AT&T Sportsnet picked it up. They offer a free trial so worth signing up then cancelling if you don't need it

I live here. I boycotted for about a month but it was hard to continue so I patronize places that don't care (i.e. barely glance at whatever nonsense I have pulled up on phone) and will turn around and walk out at the places that harass me like that. There are too many other places that DGAF and want my money to bother with the assholes. At this point, most don't really seem to care

As an Uptown resident for 10+ years, I will not be setting foot in an Orleans Parish restaurant for however long this nonsense goes on. The one exception is for places that won't enforce it. I'll seek them out and support them.

If restaurant owners feel the pinch, hopefully they will sack up and publicly push back on her. That is one of the only things that might be effective. Might.

I know this is anecdotal but we eat out pretty much every weekend we are in town. There are others like us.

It has really gotten crazy, especially over the past year. That area is still pretty dicey with crime too.
I've been near the Magazine/Napoleon intersection for nine years. Great neighborhood, very walkable. I'm a dude but the only crime I've dealt with was one car break in last year where they busted out two windows so not terrible for a nine year stretch.

Despite all of the negativity in this thread, the Audubon Park/St. Charles/Magazine/Napoleon rectangle is one of the best and safest parts of the city. I'm on the river side of Magazine and it has gentrified considerably over the past decade to the point that it is no longer hood adjacent because the hood near the river doesn't really exist anymore.

Oh, and Lakeview sucks. Live in OM if you want that lifestyle.

^ All the posts about the market taking a hit are valid and good advice. Might be worth renting first for maybe 6 months so you can allow prices to drop because it is going to take a little while for the market to catch up. A lot of properties are listed already but prices haven't really moved just yet. You'll have some opportunities to scoop up distressed properties soon due to job losses/former Airbnbs hitting the market.

I moved to the Riverside area (Magazine/Napoleon area) next to the IC and LGD in my mid-20s and have been here for almost ten years now. All great neighborhoods along Magazine and a lot of fun, especially during Mardi Gras. My commute into the CBD is like 10 mins so you're still really close to everything the CBD has to offer without having to pay for parking, high condo fees, etc. If something falls into your price range, picking up a double would be wise IMO. I found something needing work and slowly renovated while collecting rent, which has been a huge help in paying down the note. Welcome to the city!

I work for a Fortune 500 company with a Nola office and everyone is being told to work at home this week. I'm pretty sure this is going to be happening for most of us who are typically in CBD offices

The trash you're referring to is from Chalmette, not Nola.

I grew up in Mandeville and live in Uptown now. You can have your clusterf*ck traffic on 22 and 190 and nonexistent nightlife/entertainment over there. Yea, its safer but I'll take my chances to continue enjoying the endless entertainment options and world class restaurants with my 10 minute commute to downtown. Lived here for a decade now, zero times have I been the victim of crime.

I have PS Vue and it lets you stream thru Apple TV, Roku, etc and you can also just go to the TruTV website and watch live there with your login. They offer a 5 day free trial so that gets you thru the weekend hoops at least.

Playstation Vue is the best for sports IMO because it is the only streaming service that offers NFL Network and RedZone.
Southwest is great. Try rescheduling a flight with them (no charge) then try rescheduling with United or AA - they charge a fee that is about the same as the ticket cost so you basically lose your money entirely. They tell you up front that the ticket is non-refundable but they fail to mention that they're going to totally frick you if you need to change anything
Some woman with Go Auto ran into my week old truck a couple of years ago. I let my insurance and the body shop deal with them - they of course wanted to put cheap aftermarket parts on but my people didn't allow it. They eventually paid for the repair in full ($10k in damage) as well as sending a loss in value check because the truck was literally one week old.
Not going to read all six pages of this thread but the prevalence of Airbnb/short-term rentals in places like uptown has reduced housing supply, which has resulted in inflated prices. Condo supply is increasing but housing supply is basically fixed as the city is nearly 100% developed and surrounded by water so its not like developers can just build a new subdivision. There are laws protecting historic structures so demolition isn't an option either. If no laws change, I think the current pricing is here to stay as long as tourism remains strong.

This sucks but it is the truth. There is a middle-class but most have been pushed out to Lakeview, Gentilly, Mid-City, Jefferson Parish, etc.
