How to contest property tax valuation in Houston?

frickers are out they damn minds with this assessment. Any recommendations for firms who can help me contest this nonsense?

I’d prefer a recommendation to biting on one of these junk mailers…

Move out of Harris or Fort Bend County. We did 3 years ago, and it’s awesome.

Call them first. Appraisers can be easy to deal with. Have your evidence ready.

If denied, file a formal on-line dispute.

We moved to Harris County about 18 months ago. They of course increased our home value by almost 50% which apparently they are allowed to do the year a home is purchased. This year they raised it again the maximum 10%. The problem is appraisals are still very high so I don’t have any evidence proving otherwise. It just sucks because now my escrow is much higher than my first year on my mortgage not even considering the insurance increase everyone is getting.

Start by searching the Harris CAD website for appraisals of comparable properties in your neighborhood.

If you can document that your property is overvalued compared to some similar homes in the area, you can likely get the appraisal reduced.

If not, I'd say your odds are low.

At least in Texas the property tax increase on your homestead is capped at 10% per year.

ETA: the appraisals on our 1970's home began to skyrocket when builders started selling a lot of high-end, new construction nearby. Before we remodeled I was able to get the CAD to reduce the appraisal by bringing photos of our outdated kitchen, ugly bathrooms, etc.

Offer to sell it to the now for that price. Legally they have to accept the offer or discount your taxes.

The way you do it in Louisiana is to show them an appraisal showing them that they are wrong. If you have a legitimate appraisal backing up your valuation they will change it. This is also their answer to you when you just show up bitching about it.

I successfully did it myself last year over the phone with the committee.

Granted mine was pretty easy as they were trying to adjust the price $100k over what I had paid for the property the fall prior and I asked they use my purchase price.

We use Ownwell. They contest on our behalf every year although they get some savings but not substantial.
