It's on the lake side.

There's some garbage arse company that is stealing money from our neighborhood. Raised the HOA dues this year. It took them 6 months to repair a 8 ft section of outer fencing that blew down in storm. I haven't seen one improvement since they took over except bitch at people cause they can see boats that are not behind fences

Most HOA covenants have a provision that says that the HOA or architectural committee has a certain time period to respond regarding proposed plans or the improvements are deemed accepted. Usually 30 or 60 days. Read your HOA docs.

ETA: this apparently has already been stated multiple times.

Not all of them do. Some HOA's are very restrictive, many others aren't.

See. this is actually worse than guy that doesn't know about HOAs, at least that guy just doesn't know but is willing to learn.
Guy that doesn't read the paperwork when he bought the largest investment in his life is the worst. "hey, i signed this contract but you know what, i don't know what's in it nor do i care so i'll just do what i want then get pissed when the HOA, which represents everyone, comes to make me change it."

Maybe it's just me but i know my covenant backwards and forwards, probably better than anyone on our HOA board. First rule of anything is to know the rules.

Our HOA seems to have kept the property values high and the trash from moving in.

If your home owners association hasn’t done a no knock warrant on your house yet then they’re spineless cowards. You’d be in the neighborhood watch jail shed already if you were in my hood

HOAs will fine you for not coiling up your garden hose properly and if you don’t pay that fine they’ll put a lien on your home. frick a HOA I’ll never buy a house in a neighborhood with one. HOAs give Karen’s unchecked power over your home

Not sure what you're getting at here, but I am familiar with my current one, and the one for my former home. My current one is much more restrictive than the prior one. Prior one was pretty much no changing of the look/design of the front of the home. They didn't care what you did to the back of home or back yard.

i was agreeing with you in that it's all there in black and white in your covenant (the OP being "your" in this case). Just read what it says. Simple as that.

HOA are sometimes good. I live in a voluntary HOA with dues being a donation. Of course I donate the recommended amount because that money goes to paying the police so we always get top priority with any of our calls and extra patrolling with the signs that says that. We also keep the entrances nice and they do the manual labor which works for me. Also they in force our zoning which is keeping the lot sizes big and the developers out. They can’t put multiple houses on one lot like they are doing a lot right now

Just read your HOA agreement, if what you're doing is within the rules don't wait on the HOA. I've been through this with mine, they didn't approve what I sent in until 2 months after I had already built the fence. I'm starting a new deck this week, and I'm not bothering with sending in for approval from the HOA
