Paid cash for what I could afford. Not worried about it.

Is your mom charging you rent for living in her basement? I guess your Papa John’s income covers that.

About as imminent as Hillary Clinton’s arrest.

The boomers need to recognize that their homes are no longer selling for what they’re 5-10 years ago and need to start lowering the fricking prices.
You're so funny!
A house that we are about to sell is at an all time high - based upon close comps.
But dream on.

It was 18% at one point.

But that begs the question. Was home ownership more expensive in 1980 with astronomical interest rates than it is now? Some say no.

The argument has to do with real wages and income growth and housing prices. Can’t say I fully understand it.

I do hate to see young people struggling for home ownership, though.

No where as close as people think.. I'm in residential construction… DSLD and DR Horton not having trouble selling homes… most buyers would rather a new home for a lower price

Let’s hear it scholars of the OT. Mortgage rates are rapidly approaching 8% and home sales are at multi decade lows. What do y’all say?

Oh no rates are hovering around historical averages . . . Crisis is definitely looming.

Which is entirely the result of the STR market. I don’t know if one investor group preying on another qualifies as a housing crisis.

That’s because you think the housing market is only crashing when prices fall. The mortgage business is experiencing the worst volume declines and margins on record

It’s already a crisis now.

13-1400sq ft houses are selling for 350-400k.

Plus the APR is at like 6.5%

And what’s amazing is that 5 years ago, realtors were telling people date the rate, marry the house and got people sucked into basically paying 2 mortgages for one house

Which will likely avg out the record volume highs and margins they had the past 20 years.

If they are selling then it must not be much of a crisis.

the artificially low mortgage rates during the pandemic were an anomaly created by extraordinary monetary intervention. People became accustomed to borrowing at 2% or 3% and somehow concluded that this was normal. It was NEVER normal. The Federal Reserve suppressed interest rates, purchased enormous quantities of mortgage-backed securities and government debt, and helped create one of the most distorted real estate markets in American history. Home prices exploded because buyers could suddenly borrow more money at artificially low rates, and now those inflated property values remain while the cost of financing has more than doubled

My kids are getting bunk beds. Cheaper than a new house with an extra room or two.

Should help if it was an honest effort by Congress

Lol, they can easily form shell companies under the new law and buy through them.

Technically, its a supply issue but on paper it doesn't look like one because there's millions of properties in small po dunk towns with zero job opportunities that need thousands of dollars in repairs. You can find deals in places like Opelousas, New Iberia, or some town outside of declining metro in the South or the Midwest. Good luck in finding that in driving distance of places like Charlotte, Houston, or some other place.
