Im in a town of a similar size (30k) and its destroyed he housing market. Its not locals buying these properties and renting a room out, its investors out of town and its fricked the market for locals. The sense of "community" has suffered greatly.

Im realistic enought to see that "private property "shouldn't necessarily open the flood gates for investor groups to buy 1/2 of nice neighborhoods and turn them into short term rentals.
It's strip mining where they make a fast buck at the expense of sustainable, growing long term value.

Regardless of what anyone says, it only benefits the investor. Its destroying neighborhoods.

Same thing happened on my street in a similar neighborhood. You in North Louisiana? We might be neighbors.
No HOA here, so it’s the Wild West. Nobody thinks about the risk—extra traffic, short-term renters partying it up, and construction crews parking like it’s Buc-ee’s on a Saturday. Basically turned a quiet street into a revolving door Airbnb.

Yeah, it's bad for everyone but absent investors.
Perhaps worst thing is that the short term renters are there for attractions out of the imeediate neighborhoods so its bad for the neighborhood businesses as well.

I don't have one yet but, we're currently in the market for a lake house. I don't expect that it will break even or make money but rather subsidize some of the cost.

I have a couple near me, one across the street and 3 houses down and the other on my side of the street 2 houses down. I've never had any issues with noise or anything else. I know both the owners and they check in with me from time to time to make sure we are not being bothered.

It is actually the opposite. I’ve never had the federal government up my arse, but the city loves crawling up your arse, making dumbass rules, wanting money every time I remodel or update infrastructure, then using my investment as reason to increase my taxes on top of the 10% CAGR they aggressively pursue. Let us not get started with how states and localities tax cars, registrations, emissions, etc. if you want to take a piss in a major city, someone wants a nickel—it’s a dime in some places.
The federal govt is far more predictable. I don’t mind them dictating terms on things like standardized education, healthcare, retirement programs. The people have shown themselves wholly incapable of self guided systems in most respects, and plenty state leaders are populist morons. This is why we have local government as described above—preventing the people from ruining everything.
I’d prefer to have as little involvement and interaction with government as possible. The feds seem to get this more than the locals who fleece me to no end. But I get why it’s that way, people are insanely selfish and careless.

My advice to you is sell. You will start to hate the situation and being constantly in a bad mood. This will have an affect on everything in your life. Then buy a house with an HOA and look at how the surrounding area is zoned as well.
HOAs are dicks about what you put in your yard, ffs. Anyone with two brain cells understands the difference between renting an entire house & not giving two shiites about what goes on there vs rules about flags or grass. You buy a home to live in it every day. If you use part of it for a business, it shouldn't disturb the hood. Not difficult to understand.

I am an Airbnb owner. My thoughts on this have changed a lot. At first I was all for people being able to do what they want with their property...however it has become a problem IMO and has squeezed housing A LOT for people in areas where there are lots of demand for Airbnbs.
I think if you are just gonna buy a house in a neighborhood just to rent on Airbnb, its just not a good thing. My opinion changes if you are building a new house(on a previously vacant lot) or renovating a vacant house.
If you actually live in the house and do occasional Airbnb to help pay mortgage thats also fine.
Buying houses in neighborhoods to Airbnb just isnt good, sustainable business.

What uptown says.... imagine having Randoms party every weekend next door. If my neighbor has a party I'm invited and it's all good.
A buddies kid built a lake house and str was his business model to make ends meet, neighbors ran him off after 2 yrs, i wouldn't want that next door, don't.know many that would.

I live in Asbury Park and we have lots of Airbnbs in town.
Town cracked down a few years ago and if it is a multi family home, the owner can't do Airbnb (short term) unless they live in one of the units, all they do to check is a bank statement showing that addresses etc so lots of technically illegal Airbnbs.
Other single family homes, the owners pick their time and rent out all the other weeks.
I only have a problem with it when idiots get out of hand, they don't understand that people live in the neighborhood full time and work. I don't like that on my block, which has 9 homes, two are full time Airbnbs (a total of 5 units), three are rented a majority of the time (these are single family homes) so the extra amount of cars (none of the houses have driveways) sucks. The single family homes we are friends with the owners, so if there is ever an issue we can reach out to them.
The other places we don't know the owners nor did they make an effort to meet anyone in the neighborhood, so when there's an issue the cops get called.

I don't want an AirBNB in my neighborhood but I think it's perfectly fine in a vacation destination. Mountain/lake house.
Nobody is living there full time so you may as well earn some money while its not being used.
