My huge factor is schools.
I'm not sending my kid to public schools, regardless of how great LP or AP public schools are. They still aren't better or even close to catholic schools in Baton Rouge.

No shite. Look at all the good jobs that are coming in to B.R. And I just can't forsee the major employers here like state government, the chemical plants, the hospitals, the colleges and universities going through the turmoil like the U.S. auto industry did.

I build on the side in California.
I use American crews and can actually frame.
I know how to use a total station and layout my jobs.
My slabs are level where you don't have to shim to frame a level wall.
I don't have to worry about busting up a new slab to move lines.
I also make sure my windows are flashed correctly so I reduce call backs from windows leaking.
Funny I know a lot more than some **** that sits on a computer.

Everything else would just be speculation, especially when it comes to where the sellers are going and where the buyers are coming from, which is the main point of your OP.

Here's the reality:
- The BR Region (which includes EBR, LP, AP, et.al) is growing.
- The median income of said region is rising faster than the national trends.
- BR Proper and SEBR are limited with available space. Which is why you see infill projects going on and costs rising.
- This drives the starter-home market to outlying areas where the cost of land is cheaper.
To summarize: Upper Middle Class is the target market for BR Proper, Middle Class and starter homes are the target for outlying parishes.

I was a retired police officer Lsurussian. Unlike brpd the dept I worked for did not allow a lot of over time. To supplement my income I worked with framers building homes. You will find a lot of BR firemen also work in the construction trades on the side to supplement their income.
Now why don't you get from behind the computer where you think you are a big man and say what you say on the computer to my face.

Since commute isn't much of an issue, I would recommend the areas along highland road. It's absolutely gorgeous.
If you want to be closer to activities, definitely go Garden District. Terrace and Kleinart from Park to S. Eugene are some of the best and most beautiful streets in town. That whole area off of S. Eugene from Government to backing up to I-10 is awesome, not to mention close to the LSU Lakes.
On the other side of I-10, Southdowns (which stretches from Lee to the Lakes and from Perkins to Highland) is another great spot, especially if you stay in the small area either right along Stanford/LSU Avenue or between Stanford and the Lakes.
Capitol Heights and Old Goodwood are also worth a look-see as well. I would avoid Broadmoor, Sherwood Forest, and Shenandoah if only because they're too far out to be convenient to anything while not really having much worth doing nearby. You almost might as well live in Prarieville or Denham.

Any conclusions will have some type of bias or speculation involved. That's just the nature of data in general. And you did make some. Thank you. But you highlighted only part of my comment and, again, ignored the rest.
If you don't want to or can't see that these numbers could mean that AP and LP are fairing better than BR, that's fine. Maybe you don't think that's what some of this data shows. I disagree.
About my comment in general, I was simply replying to Poodle about my reasoning in our discussion. Also, I asked if you thought I should change my title. You obviously disagree with its relationship to the story and I admitted to it being off base.
If you don't want to or can't see that these numbers could mean that AP and LP are fairing better than BR, that's fine. Maybe you don't think that's what some of this data shows. I disagree.
