So would you agree the parish did take a revenue hit then since they are no longer collecting on that tract? This would then reduce the % of taxed land in the parish thus reducing short term budgeted revenue right?

This is my fault, you pay roughly 5.75%. The state exempts its people from paying on groceries and prescription medication. You use to pay 10%.

Just a real quick google search comes back with the avg property tax in CP is 0.35% the lands value.
Another quick search of land for sale in CP comes back with 1,658 acres for sale (much smaller than at least the project I’m on) for $5.4M. At 0.35%, that comes out to $18,550 a year in property tax
Yea, I think over $100k a month in sales tax easily makes up for the property tax

Its never been moved. I'm trying to get a full scope and understanding of this.
No one finds it odd these companies just keep stashing these plants in the parish? Has anyone ever questioned why Texas wouldn't do more to keep these heavy hitters?

before you do though, please keep in mind, i do this for a living. i design and manage capex projects.

Texas is getting them too. It’s not just Louisiana or Cameron parish in particular

do i find it odd that LNG companies woul want to be close to refineries along the gulf coast which is like 90% of US refineries, want to be close to a deep ship channel, close to the gulf and close to available manpower that knows how to engineer, build and operate plants like this all while being far enough away from large population center that land is extremely cheap?

keep? this is a new facility and texas does do a lot to get these types of projects. a simple google search would tell you there is an 18billion dollar plant going to happen in Brownsville.
sometimes though...LA actually has the better deal for the companies when you factor in everythign.

Even at $10k per acre (3x per acre compared to the google search), the property would come out to less than the $5.4 quoted. So either way, less than $18k property tax per year

For commonwealth and the one across the pass, yes. Both are on properties that do not have any structures in them right now. Before the hurricanes, maybe there were some, but currently, no.

Most LNG companies aren't buying any land, it's a 99 year lease.
Sempra Global did purchase and also acquired an additional 6,000 ac for mitigation from two landowners. Both landowners made out like bandits on the sale.

That would explain the a private investor buying then leasing back the Driftwood property to Tellurian.
This makes things a littler more interesting.
