For most standard A-1 residential subdivisions, the subdivision restrictions along with the residential zoning would only allow the construction of a Detached Single Family home.
There are subdivisions with the zoning in place that do allow it, as in a TND, iSpud, or SPUD.

A neighborhood zoned for single family homes should stay that way.
People expect no businesses, no commercial vehicles, or livestock in these neighborhoods.
Problem is the city allows half way houses, businesses, commercial vehicles, and seen horses, pigs, or cows in residential areas.
This is what brings down areas.
Half way houses end up having more occupancy than a normal house while they operate out of normal homes. This spills over into limited parking where people park on the grass, block sidewalks, or park in the street.
A neighborhood zoned for duplexes or multi family homes usually has enough parking to facilitate the extra people living on the property.
Commercial vehicles which even EBRP has parking ordinances that prohibit them being parked in residential areas. Roads are not designed for the weight of these vehicle turning in and out of the driveways.
Livestock, a residential neighborhood usually does not have the land between homes to properly care for these animals.
If you live in EBRP they turn a blind eye to understanding what a singe family home means.

When the duplexes by Belaire were built in the late 70’s early 80’s they were mostly older people or young families.
Today it’s a war zone.
They even squeezed a big church inbetween duplexes, where a duplex was.
North Sherwood the whole area a war zone. Look at duplexes on Marcia, Susan, and Gwen off Red Oaks Drive.
They did hold up better on Marcia toward Red Oaks. The Latinos are slowly kicking the thugs out.

In my suburban neighborhood the townhomes and side by sides are owned or rented by retirees, single people and first time homebuyers building up equity and rents are high enough and there's no section 8. We have an HOA though and when some idiot left some furniture on the curb a letter was sent. We get letters if someone doesn't replace their outdoor lightbulbs since they are automatic.
You can live in neighborhoods like that if they are rules and an HOA.

There’s a lot of fourplexes in downtown Birmingham, specifically in Highland Park and Forest Park. At some point, somebody converted large homes into them.

I’m in a historic downtown area. I live by section 8 duplexes.
My Hispanic neighbors are dope and I love them. One was a weed dealer and one of the best neighbors I ever had.
Anything other than Hispanic have been a freaking nightmare to live by. And I mean white people as well.

the contractors who build these hell holes are the absolute worst .... they construct these doomed to become Section 8 apartments and enjoy the money while living far away from what they created.
