Yea, he didn't have a councilman helping him out and making sure the public didn't get more than the bare minimum notice of these land deals.

ehhh... i think he knew some law enforcement involved. east texas politics.

it's actually a pretty crazy story. he owned land close to it and would always see a plane fly real low over his land. never could figure out what was going on.

then the power meter guy came on the the land in question and took a wrong turn. found acres and acres of marijuana. he was seen on his exit, told the police when he got back to town. police came the next day and the whole crop was gone.

they raided the storehouse and found tons of weed. landowner goes to jail. he was growing and moving weed and the planes were dropping cash in the lake. the sheriff ( can't remember?) let him know land next to his was about to be on auction. he buys it at a steal.

a few months later, parents of weed grower show up to friend and ask if they can bring their grandson to see the land he was raised on. they agree, meet at the entrance, grandparents never show. they head back to the house and see a car leaving the cabin. go in and can't find anything missing. they come to find a false floor they never noticed was ajar. get to looking and find a bunch of stuff was dragged out and a few stack of cash were still down there.

My buddy, Delgado. He still Likes me.

I just don't like our city being ripped off for ~$900k b/c 'nobody else bid on the property'.

Yea frick that. A national player or more reputable local developer would have paid FMV on that property and done right by everyone had they given a proper notice.

It's a perfect confluence of shitty public policy and bad actors willing to take advantage of said shitty policy. That and stupid people. Am I reading this correctly that the city council had to vote to APPROVE the sale?? That's mind blowing if so. I can't believe that a single person with an ethical bone in their body didn't come forward and divulge the scheme.

I'm no lawyer, but can't this be rescinded?

LINK
quote:

The sale of an immovable may be rescinded for lesion when the price is less than one half of the fair market value of the immovable. Lesion can be claimed only by the seller and only in sales of corporeal immovables. It cannot be alleged in a sale made by order of the court.

The seller may invoke lesion even if he has renounced the right to claim it.

Absolutely. And that's what they better fricking do -- Lesion beyond moiety

The Louisiana Civil Code article 2589 permits rescission for lesion beyond moiety. It states that the seller may rescind the sale of an immovable when the price, or the property it is exchanged for, is less than one half of the fair market value.

Could a tax paying citizen not file suit against the council as well as the parish attorneys office etc for allowing this to happen.

A slightly larger corner site—1.5 acres—directly across the street sold last year for nearly $1 million, or more than $15 per square foot.

Former Metro Councilman Ryan Heck carried the deal through the process last year
. Several years earlier, Cosman—a friend and Heck campaign contributor—had asked him for help buying a separate, 22,000-square-foot plot of wooded land behind his house, and Heck obliged. Cosman got that piece of land at auction for $50,000 after another bidder showed up.

Aaron, as well as Heck and Cosman, say they followed the detailed process dictated by state law.

I am confused a little here, Heck was on the council and saw thru the 1.5 million deal the previous year?

Also is Heck officially part of the 10k deal or just some sort of "advisor"

really weird that the council approved this without batting an eye. Either something fishy is going on or they are just horrible business minded people.

either way just shows the incompetence of our council.

Odds Ryan Heck is a "silent partner" of Cosman's LLC that purchased the land....

Because you're always texting me gay memes.

On the real, there are at least 15 developers in BR alone with the resources to have paid 300k+ CASH for that property and would have had they known about this 'public offering'. That's still well below FMV. Another 15 developers would have financed 800k for that lot. This is a load of bullshite being fed to us by shady frickin fricks. Point Blank(Gary style).
