Be careful. A lot of agents are desperate and just trying to stack listings. They are part of the problem with pricing right now IMO.

The agent is telling me a price, and I am telling them IDC what the comps show, the price is absurdly high. Pulling comps from up to 6 months ago does zero for me.
I will list it lower than the comps because of what I see in the market, and also, I know you get your highest and best interest right at listing, so I don't want to turn off potential buyers right away. A fast nickel is better than a slow dime when flipping.
Just saying that some realtors talk out of their arse to win the listing, then they will play what I call the price down game, where they eventually get you down to the price it should have been listed at from the start nut hey...they got your listing over the other agents you spoke with.

Luckily my realtor is a friend, so there is no real competition.
I don't need the house to sell quickly, but I also don't want it to sit on the market for a year.

You're seeing them as consumers who buy things, but forgetting they are also the workers who produce things. Those 50 million people are the ones harvesting the food, driving the delivery trucks, building the houses, and staffing the service jobs. If they all vanished tomorrow, labor shortages would skyrocket, production would stall, and your grocery, housing, and service bills would actually go up, not down.

I’m retired. I watch the 10-yr bond weekly. If you are rebalancing your portfolio, best to DCA your bond purchases, if you have bond purchases (LT especially)!!

I’m actually glad we are selling. Getting a decent amount of equity out of the property and are going to rent for a little while. I’ll probably buy a lot in a year and just sit on it for right now to try to let the prices come down.
