I would say that it does not.

For example when I-10 was constructed in Lake Charles, the residential homes remaining in the area decreased in value.

I was told that when I-10 was constructed in New Orleans, it divided a prosperous working-class community that resulted in a slum area. North Claiborne Street area is only a guess.

Just had dinner at Steamboat Bills over the weekend. One of my favorite spots in Lake Charles. They should rebuild it on the lakefront and jut it out into the water. Lake Charles is missing a golden opportunity to build a boardwalk area next to the Civic Center with shops, bars, music, and food.

They just opened that Children's Museum right there and was talking about adding a hurricane museum. A pirate museum would be a good idea too or an aquarium. That area needs a facelift and hopefully the bridge can help be a catalyst.

I think that it is very early in the Acquisition of Right of Way Process for the bridge project to mention that term. Negotiable offers have not yet been made.

You can get an updated publication from LADOTD that will answer many of your questions.

I will say from personal experience in expropriation matters that the State of Louisiana has made changes that are more favorable to landowners over the years.

On the other hand some LNG pipeline companies such as Venture Global have recently filed active law suits in Federal Court against landowners in west Calcasieu Parish.

The DOTD has been pretty good at paying fair market value prices for properties taken through eminent domain.

It still is a pain in the arse to either have to find another location (lease or build) or learn to live with a smaller parcel (if they only take part of your property).

The value of that disruption is factored in to their pricing model, I tend to believe after going through it personally and talking to others who also have.

No one makes bank in this situation. It's also the biggest cost regular folks don't think about for highway builds and expansion. It's also not great for the municipality, especially if the properties are developed since you are taking properties that generate both property and sales tax.

This happened to us on our farm about 20 years ago. It sucks because there is nothing you can do to fight back and none of your neighbors will help because they don’t want it to happen to them.

The landowners? They'll make some $$$. The business owners (those leasing the spaces)? Maybe, maybe not and that's going to depend on who they know (or who their lawyer knows).

Compensation for a business in such a situation can quickly become trying to herd cats hyped up on catnip. You've got lease terms, business size and scale, availability of replacement property, etc. which all need to be taken into account and that's before the lawyers (and their fees) get involved.

Power company built a substation in the middle of our property and then cut two access roads thru our property from the highway. I doubt that anyone or anything could’ve been done from our neighbors but it would’ve been a nice gesture I guess. The judge let me have one victory in the deal I got to put gates across the new access and I was able to make them keep it locked. It’s spiteful I know but I got the satisfaction of watching them have to get out and open gates.

Yeah…when the power co-ops come through, you’re fricked.

At least the midstream pipeline companies are usually willing to pony the $$ to avoid a drawn out court process that could put them behind schedule. The power co-ops are like the railroads. They can just ramrod it through quickly and you’re getting compensated nickels.

Actually, as a tax payer I wish they would lean on the guy for less than market value. Road projects shouldn’t be some sort of lottery.

I-49 through downtown Ellick raises hand, owners got paid and it killed what once was a decent town. Also delayed construction by 20 years while they haggled over the route and who would get paid.

In that case you should be quite pleased that businesses will offered relocation assistance services for the purpose of finding a suitable relocation property with your tax dollars.
