D.R. Horton pays $4.4M for lots in planned Old Jefferson Highway Subdivision

Just read via Daily Report that D.R. Horton bought 53 lots in Heron Pointe, a planned subdivision off Old Jefferson Hwy, which is near Parkview Baptist on Parkknoll Avenue. This is a 13-acre site.

Here is my question. Obviously, someone is being paid, but why are these builders being allowed to come in and build crap products, even if they do offer entry homes to those who otherwise wouldn't be able to afford them? So tired of these cookie-cutter, vinyl eyesores popping up everywhere that look even shittier after five to 10 years of crappy upkeep.

Seems like a shitload of money per lot. Not faniliar with the area though.

Look at contributions to Parish Councilmen, Parish President, and the attorney friends.

It said this development was approved in 2020 and was supposed to be high end homes. It looks like the developer sold the lots to shitty house Horton instead.

They can build them as long as the zoning commission approves them.

IIRC, this area is unincorporated EBR so Chauna Banks et all are likely getting money to approve this much like the subdivisions outside Zachary and Central those cities don’t want.

which is worse, the DH Horton homes or the new apartment complexes that they are allowing all over the city?

And shite like this is why there have been accusations of certain developers being shills for Horton et all in places like Denham.

Developer A gets approval for a subdivision then turns around and sells it to Horton, Level, DSLD, etc, which is not what the approval was for.

We need a two button meme for voters

1. The government shouldn't be involved in what a private landowner does with his property. Government overreach is killing this country!

2. Someone should really do something about people building these cookie cutter, small lot residential subdiviions and giant apartment complexes. The lack of developmental oversight is ridiculous!

With streets and utility, that may end up at .15 acre lots. Really expensive land.

In apartments?

In old houses in crappy hoods in the Presidents streets?

I'm not carrying Horton's water but no one is putting a gun to the purchasers' heads for their houses.

This is neither here nor there, but that's before the cost of infrastructure. Just pulling a number out of my arse, lets say its $2M to develop the site. Now Horton has to recoup ~$122K per lot just to break even. Damn.

Get ready for a 400K home that has 3 bedroom 2 bath and 1800 living space. And every house is cookie cutter and builder grade.
