Insist on getting invoices and paying the subs yourself. And get Lein waivers from each sub before handing them a check

Make your closets the majority of space in the bedrooms.
I’d make the closets way bigger than you think you need cause you’re gonna always have more shite than you have room for and I find most bedrooms waste a lot of space considering all you do is sleep there.
Big roomy bathroom.
And finish out the attic for storage.
Heat shields or spray foam insulation, etc. in the attic.
High capacity, super flushing toilets in each bathroom. Oval shaped bowls, not those little round shitters people put in. Nothing worse than a weak flushing commode.

Are post-tension slabs still a thing?
If you’re 6’ or taller, have your counter tops 2” higher than normal. You’ll get used to them and your back will thank you.

We are building a house now and upgraded a ton of shite. However we left the shower as an insert. As you stated the cost plus maintenance just wasn’t worth it.

Prewire surround sound in every room/outside just in case. Speaker wire is dirt cheap.
Don't skip on shower heads for the master.
Whatever size shower you think you want, add a foot or two (ie 48x48 minimum or 60x60 or 72x60 plus a bench)
Master toilet must have a door
Do get solid interior doors
Don't do barn doors - huge mistake on our part in falling into a trend that is not practical.
Always spend the more money in your kitchen and master bath. If you are going to put a 30" range/cooktop in your kitchen, pull 5k from another desire and push it to the kitchen and make it a 36"+ range/top.
Don't buy tricked out windows. Get a basic model window with either double pane and/or low E and/or light tint for high exposed areas.
Don't go the full tech house. Guy about a block away built a very large home with alexa controlled everything (lights, AC, door locks, etc), been sitting on the market for over 4 months. Not sure we are there yet.
This comes from 10+ years building everything from 120k-2.5mm houses. I've seen a large spectrum of home building, including some of my own mistakes building personal residences (mainly falling into trends the Mrs. sees on HGTV, happy wife = happy life, supposedly)

#1 priority!! Separate master closets! Our kitchen sink is corner mounted below windows and if your plan has that then out opening casement windows have been great. Bar with ice maker. Home gym (don't have, but wish I did). Electrical, plumbing, and gas lines at least run for outdoor kitchen. Husband built his own cypress cabinets with steel doors. Upgraded large deep wood burning fireplaces. Gas starters for those. Hard wired tv stuff. Hard wired entertainment systems, modems, routers, stereo and satellite receivers. We used hometheaterdirect.com. Awesome investment.

Attic lift. Lug a Christmas tree up and down a drop stair a couple times and you’ll realize it’s the best money you can spend.
I can load, or unload all my decorations in 15 min if I have someone at the bottom.
A 2 hour job lugging it up the stair, and you only have to fall off one once to not want that experience again.

Yes, it makes bathrooms look like a tract built piece of shite house. It's negligible costs on the front end and properly sealed its minimal upkeep for not having bathrooms look like tract built piece of shits.
