Hi Neighbor

You wont get new builds in 300's here.

Still some good neighborhoods though in the 300's.

He's actually looking in the right place for new and that range. Unless he wants to go all the way up the DNT

I just bought a home (built in 1981, newly renovated) for around the cost of your budget in Plano. Our school district is good, and there is everything you could ever need in Collin County. I often joke that "I'm never leaving Collin County again."

With that said, the lots in Plano are clay and shift a lot. Because of this it's commonplace to have foundation issues arise.

If I was single, with no kids, and moving to Dallas, I'd spend a year renting in Lower Greenville/ Knox Henderson to have some fun before I moved to the burbs.

I have friends in Richardson and they love it there. You're close to the city and easy access to Dart rail for sporting events, museums, concerts etc.

Richardson has a cooler vibe than generic Plano and property values are rising. Alamo, Lochwood Distillery, 4 Bullets Brewery etc are all right off 75 and Beltline

In your position, think about taking your money and buying an investment property and become a landlord. There are property management companies that can handle all the headaches, if you are not comfortable with being a landlord.

Buy in McKinney, Celina, etc. and let someone else make that commute. If you get married or whatever, you can always move into the house after the renters are out.

It just doesn’t make sense for you to buy a home for yourself just yet.

Trust me, as a single guy with no kids...you do not want to live in the ‘burbs’ of a major city.

This, especially if you are working close in. Either rent and wait for the recession when you can pick up something cheaper or buy in an up and coming area such as East of Garland Rd at Lakeland. That area has a lot of recent reno's for under 300k and would be a great investment. Its close to White Rock Lake for running/cycling/kayaking and close to bar areas like Lower Greenville/Deep Ellum. There is a lot of new bars/restaurants along garland road too. The school district thing making a re-sell easier doesn't apply much in Dallas proper anymore. People want to live in the city and are willing to deal with the schools, although many Dallas schools are very good.

If you can bump your budget up to 400ish, The Colony is really nice.

Would recommend.

But with no kids/family, I'd recommend being closer to the Dallas area if you enjoy nightlife and all that good stuff.

I’m in Richardson (west of 75 south of bush).Easy commute by train or car to downtown. Don’t have the train option in most of the burns.

Really enjoy it.

I agree. Rent and wait for a market change or be a gentrifier. Personally I prefer the gentrification route

It moved up from 3A to 4A in the recent reclassification. So it may already be. (Plus you're close to Lake Texoma)

Where in The Colony are houses that pricey? I've seen them on Opendoor for low 200's.

I don't know why the downvotes for Wylie. I live in Wylie and haves lived in Sachse. Love it ou there. However, it may be suited better for those married with kids.

Wylie here too. Not a terrible commute to Preston Hollow but not great either.

Richardson is in Dallas County. Higher taxes and insurance FWIW.
