Lived there for a few years before Katrina. It has grown so much since then. Fond memories of Covington. St. Joseph Abbey is a special place. Short drive to the Abita brewery as well.

I lived in CCC in the 70's and it was heaven. It's already seeing a resurgence.

Whenever we visit family there, traffic fricking sucks and we live in DFW. Here there are so many different routes so I don't have to sit in stop and go traffic.

I like it there. I go as often as I can to visit family. But yes, traffic is bad and bottle necks at the bridge. My daughter takes back roads and bypasses 190 in that area.

There are about 40-50 lots left. The majority of them are privately owned and the owners are either sitting on it, contemplating building, or in talks to build. Everything is for sale as long as the price is right.
I got a steal on my lot several years ago. I thought it was expensive at the time. I could probably get close to double that now. As lots keep dwindling, the leftover lots are going to be a highly demanded commodity. I love the neighborhood.
There are not too many builder owned lots left.
The traffic in Mandeville is so much better. It flows. It may slow down and get congested, but overall it still flows. I love my location.
Anyone have an idea on when the next Sanctuary/Tchefunctelike subdivision gets built? It seems that the time has come to start a new upscale, estate lots, luxury amenities subdivision. Sanctuary and Tchefuncte are going to be completed in 10 years.

I didn’t realize LA had nice parts. I looked at a map and saw Covington next to a place called Mandeville, which also looks decent…ignore the weird names.
And noticed there’s a huge bridge blocking these towns from NOLA, almost like a moat.
Was this intentional?

Amazing how many people are willing to pay for expensive lots and build expensive houses in the back portion of that neighborhood that is so flood prone. There’s a reason that land hasn’t been developed in the nearly 200 years that Mandeville has existed. Not to mention you’re surrounded by a lot of tacky new money.

Only lots close to the rivers are flood prone. It’s easy to figure out those locations.

Most houses in areas with decent public schools in Louisiana start at $250k. Covington and especially Mandeville are exceptionally wealthy suburbs of the most commuter-heavy cities in the State, you shouldn't be surprised.
But if you think that's bad, you should check out the prices of the houses out here.
