Convince me to buy a house

My fiance (no pics, she's a big ole gal, 300 lbs at least) and I have been living together since February in an apartment. My dad called me Friday and said "hey, a friend of mine (the friend is a realtor) and I just got off the phone and he told me about a house that was foreclosed on, fix it up and you could build equity on it and make money off of it once you're ready to put it on the market in a couple years."
Initially, I was inclined to do it. However, after my fiance, my dad's realtor friend, and myself went to look at the house this morning, I saw all it was going to take to fix it up. Needs a new roof, new A/C, new floors, new kitchen appliances, and loads of other cosmetic fixes.
I'm now considerably cooler than I was on the house, I guess it's first time nerves. But my fiance and I hadn't begun to save for a house yet because we didn't plan on starting to look for another six months to a year. She's got a pretty good job, she's a PA, so she makes a pretty decent income. And it'd be nice to not have to pay out the arse monthly for our home.
It's not a very nice house honestly, we're not OT Ballers yet, but it's a starter and it's all we'd need anyway. It's just the amount of renovating that would have to be done to get it to where it's not a dump.
Idk, what says the OT? Needing some outside perspective that's not family.

Are these things (roof, a/c, floors, etc) going to be livable until you are able to fix them? Big swing right there if you cant even live in the place until you fix it.

Nope, unless it’s an absolute steal. Roof and ac are $10-20kish that you will not see again.

I did the foreclosure/short sale thing last year and am currently living in the house we ultimately got in the short sale.
If this is your first house, dealing with the foreclosure thing is not without its pains and worries. I don’t know if that’s a good thing for you and ol gal first time around. There’s so much more legal and red tape that goes along with sunk assets; however, it could be worth it in the end if you’re smart about it.
Is the foreclosure complete and you’re buying the house at auction? Or the foreclosure in process and you could negotiate a short sale?

I know for a fact that the a/c doesn't work, but I didn't see any leakage marks in the ceiling. Doesn't mean that it's livable though.
Seems to me that the entire loan budget would be busted once we get done with roof, a/c, and floors/countertops. Then we'd be paying out of pocket.

frick all that buy a new house. Everyone falls in love with these “ fix it up” TV shows. What you mentioned is what you know is bad. Just think every weekend working on that shite, trust me it’s not worth it

Is it in a good area? Like white professionals want to move there? If yes, then do it. If it is in some backwoods town; may not be worth the hassle.

It's a HUD house so I don't know how much of a difference that makes to your question.
But the house goes up next Monday and will be on the block for individual bidders until the following Monday and then it goes on the block for investors.
