houses in my area are looking to appreciate 10% this year. Don't complain about the high cost of homes if you're going to try and play the market. The fundamentals are not on your side.

It sounds like you have zero experience with fixing up houses. Don't start on a house that needs that much to be livable. You'll hate yourself, and she'll end up calling off the marriage because of the stress.

Dealing with contractors is not for the uninformed. They'll rob you blind, and do shitty work if you don't watch them.


If you want a fixer-upper, start small

That's a no for me Baw....if you are with a 300 pound side of ribeyes, and the AC is on the Fritz, that could get stinky real fast.

Also, what a ton of other posters on here have said about the current market. Don't waste your first time home buy experience on something like this.

It's going to be pretty tough to make any money after 2yrs when you account for realtor fees on top of what you'll spend to fix it. If it's an area that is gentrifying then it could make sense over the longer term if you can fix it up as you go. But, if you have no money how do you plan to acquire the property much less fix it?
