For BR:
1) Supporting more than 3 Persian rug galleries
2) Some of the places in Perkins Rowe (Sunglass Hut, Flip Flop Shop) - Seriously, even if the rent were $0, I owned the company outright, and had only 2 employees (just enough hours to keep either from being "full time"), I'd still have to sell Flip Flops to half of BR every year for it to be worth it I think.
3) "The Art of Shaving" in the Mall of Louisiana
For NOLA:
1) I'm surprised Royal St. can hold that many antique and art galleries. The rent has to be pretty steep being the FQ and there aren't that many people buying 19th century swords on a whim.

i've always heard that those antique galleries are fronts

when I lived in Monroe, there was a greek restaurant that had to be a front for a mob operation. I would get take out on Friday night, and the place was always empty. When I say empty I don't mean kinda dead I mean EMPTY! Lights off, tables empty, and no staff. I would usually have to call into the kitchen and someone would bring me my food. It was weird as hell, but they were literally the only greek place in Monroe...and were pretty solid so I went with it.

Dry Cleaners
?????? How have you never had to use a dry cleaner? I mean, I can see not using them much. I can see not cleaning your suit every single time you wear it. But to have never used one is absurd.
"Suit's dirty....what are my options.......guess I'll just but a new one"

Pita Pit. Who eats there? I never hear anyone say they are, yet BR is opening another one.

"How are you listing my end?"
"Breakage."
"A quarter million in breakage?!?"
"Hey, we're Greeks, we break plates, we're clumsy!"

This is a good one. I never ate there and for some reason never had interest in doing so. Where are they opening another one?

I went once shortly after it opened. It was fine, but totally unmemorable. Not sure how the LSU location survives with many other sandwich options right there.

Or sewing machine repair shops, watch repair shops. Both owned by a local attorney. I asked him over beers what the hell is he doing with them. He said he was writing off taxes.
Sounds like a hobby and passive activity loss expert. Naaaaaaaht as Borat would say.

Comcast.
Other cable companies as well. I have cut the cord and moved on. It's a racket, and customer service is terrible.

Also, the ones on Royal St. are selling $5k to $10,000 pieces or more so they don't have to move a ton of inventory

If they sell an item or two a month, they've got rent covered.
Also, I'm sure they get a lot of business all across the world. Buyers will purchase the items there and make for arrangements to have it shipped to their residence. A lot of these places sell and auction these items online as well.

Donut Shops - There's 4 or 5 of them within a 5 mile radius of our home, these are usually in high rent shopping strips.
I mean who eats freaking donuts after 8-9 am so they do enough business to pay rent from 5:30 am - 9:00 am.

I gotcha. If it is in the location I am thinking of, it will not last 3 years.
