Another vote for you to look at Magnolia Woods here. Has all the things you are looking for.

Where? I live in this area and I don't see any new subdivisions being built. Bellacosa (DR Horton) is on the west side of Jones Creek and north of Coursey (Coursey runs east-west). That's the only subdivision I know of on JCR that's still has lots available and still building houses.

Born and raised in Pollard. We were like the fourth or fifth house in the subdivision when my folks moved there in January 1957. Just sold the house a year ago after my dad died. Great place to grow up.

Kenilworth and Magnolia Woods areas would have what you are looking for and nice location in South BR.

I lived in Iberville Terrace for 10 years about 15 years ago. No complaints. Neighbors were old enough to be my grandparents but were nice. I'm sure the neighborhood is turning over to younger families. It's a great location, convenient to Highland, Perkins and Siegen. Small park in Great Oak you can walk to.

I renounce my earlier recommendation of my neighborhood as I was shot to death in a home invasion in April of 2023. Please disregard.
