We live in BZN and love it. Housing is ridiculous but is starting to come down. New build What I consider a basic starter home 1500sf 3bed 2 bath on 8k sf lot is $500k. Lot of new build 2500sf on 10k sf lot push $900k. Alternative is 30-40 yr old 2500 sf that needs updating for $800k. Then it just goes up to however much you want to spend. Google Running Elk Ranch.
Tax is generally around 0.6% of assessed value which aren’t far off from actual list / sale prices. The problem for many is that assessed values have 2-3x in the past 6-8 yrs. Many complain about out of staters coming and buying “everything” up but none complain about getting 3-4x for their house they bought 15yrs ago.
Benefits of BZN are based around location to year round activities, airport, Yellowstone , big sky, and slightly further Tetons and glacier. fishing, hiking, skiing, hunting, anything outdoors. Yes winter is cold but you get use to it and gear these days is so much better and it’s not that often it’s -30 even with wind chill.
Economy is weird. Not much as big business / corporate work but skilled trades pay well and hourly at Taco Bell is like $22 and then all the tourist guide stuff.
No place is perfect but this is close to it for us as of now.

Howdy, neighbor! See you in a Huffine ditch here in a couple of months.

Best reply I’ve seen in a long time. We don’t have to travel huffine often otherwise I’d have to complain about “all that traffic”. We’re off 19th south of campus. Guess I should get my snow tires put on soon.

My ol’ lady was born and raised here (Lewis and Clark) and she complained about Bozeman and Gallatin Canyon traffic all the time. Took her to Atlanta a couple of months ago and she finally shut the frick up about it.

It was cheaper than Louisiana about a decade ago.

I grew up in Bozeman, so have a few realtor friends on Facebook, and I love following their posts.
Bozeman has definitely blown up since I lived there 20 years ago. I looked up the house my parents built, it was valued at $314k in 2011, and is up to $1.7M now.
Thats insane to me.

Did you even watch Yellowstone bro?
It’s what most of the show is about.
Crazy libs from NY and Cali taking over and mucking the place up.

Tons of CA money out there buying property and houses sight unseen. Such a beautiful area
Yeah The TV show and the work from home crowd really do a number on that place.

It’s a county. She is whiter than me, somehow.

Visited Bozeman pushing 20 years ago now. It was very nice. Montana State. The big "M" on the mountain. Airport interior design was cool. So was the 80 mph speed limits on the highways. Loved every minute of it. (went in spring).

Believe it or not, baws, but the incoming transplants are typically more conservative than the natives. This can be pretty clearly shown in voting patterns - just look at our last Senate race, where a conservative outsider replaced a moderate Dem from an ag background.

Was great when there was no speed limit on the interstate.

Was going to Bozeman after Christmas week but cancelled the trip. I just wanted to visit a state I've never seen but it wasn't going to be a smooth trip with a first time skier.

If you have the money to buy up there you also have the money to not live there for most of the winter.

Why would you want to avoid winter? I moved here to ski as much as possible, among other things.

Who said anything about avoiding winter?!
I'm sure those ski runs at -40 F are lit AF.

That might happen once a year, if at all. Most of the time, it’s 5-20. I keep my arse inside if at all possible when it gets below -20.
