Exactly. Family had a camp/pier/private beach there for 20+ years. Our private beach was in our backyard, didnt have to cross any road, just walk out of the house. Perfect setup.

Look on the rivers and look on lakeview drive and treasure isle. Not much beach in the later but there are homes there with some beach.

Actually, no.


The beach itself is man-made-- this is what it looked like before it was pumped in during the late 1940s/early 1950s, when the shoreline was protected by a seawall:


I was born in Biloxi in 1964, moved away but spent summers there with my grandparents every year. I can tell you that the beach itself is actually better today-- people in the '60s and '70s were terrible litterers, and you had trash and cigarette butts all over the beach, but even worse lots of broken glass, pop tops, rusted cans etc. on the beach. It was even in the sand under the water where you couldn't see it. People (including me) were always getting their feet cut.

And the water was about the same color and muddiness as it is now, and was actually dirtier because of stormwater run-off. In the old days, the sewer system was NOT as adequate as it is today, and there was a lot of "co-mingling" of sewer and stormwater runoff. And back then you had a LOT more of those drainage pipes going out through the beach directly to the Sound, as you can see in this postcard picture:


That is, of course, a post card, with re-touched colors. Although the water clarity and color changes with the seasons and with weather, it's never THAT pretty.


The Mississippi Gulf Coast beaches used to be more of an attraction with more resorts and hotels because of ACCESS. Back in the old days before the interstates, you had Highway 90 RIGHT ON THE BEACH. Before that and before cars were a thing, you had a railroad line running parallel not far from beach - the more beautiful Emerald Coast coast of Florida did not have that kind of access.

Moved to the MS coast from BR 4 years ago, east side MS. Best choice I could have made, absolutely love living here. Half my neighbors are from Louisiana. We live a block off the beach(yeah its no Destin) but great place to go for a daily bike ride, run or kayak and watch the sun rise or set over the gulf. Fishing can be very good after learning the area. We spend summer weekends at the Islands Horn & Petti Bois.

In 2005, my mother's home in Bay St. Louis had a 30-foot storm surge. I respectfully disagree with your assessment.

Ms has low income tax, no income tax on state, military or federal retirements. Car insurance is also cheaper in Ms than La. House prices are decent unless you live on the water.

Golf on the gulf coast in really good, the fishing is great, and the food is fantastic. You can sit at the bar on Bacchus on the beach in Pass Christian eating oysters and shrimp while watching the oyster and shrimp boats capture tomorrows food.

I have lived in Metairie, Kenner, NOLA, BR (LSU), Mandeville, Madisonville and now in Covington. We have a second home on the Jourdan River in Kiln. Hands down...BSL and Mississippi is better than Louisiana. Still close enough to NOLA if you want to go to a concert or BR for a game, but...

Much less of the following:
Crime
Tax
Insurance
Traffic
Democrats
Stress
Government
Masks
Karen's

Closer to the fishing - bay bridge, train bridge, Gene Taylor Reef, Cat, Horn, Biloxi Marsh. Bait available in BSL, Pass Christian or Gulfport marinas. White sand beaches above I-10 and in the actual Bay St Louis and on the barrier islands (20-30 min boat ride).

Always stuff going on in BSL, at the casinos in Biloxi or just partying at the camp. 75% of my neighbors are LA weekenders or LA ex-pats.

I "quarantined" there for 4 months in early-covid. It was a vacation everyday. We didn't miss Covington for a minute.
