Most of that land out there isn't worth shite. So 15% - 40% over market value isn't much.

Another issue they’ll face is that many of these families have lived on the land for generations. Over time, as property was passed down through inheritance, numerous individuals became partial owners of small plots. Because of this long succession process, a single piece of land might now have dozens of legal owners, making decisions about its use or sale extremely complicated.”

It’s more like those trying to steal your property need to be removed at gun point. Now, if one wants to sell, by all means. But private property should never be taken for development or the “good of the community” unless it is a toxic landfill that needs remediation and then bc it’s the gov’s fault, triple pay.

Eminent Domain has been all the way up through USSC and upheld. They don't stand a chance.

The absolute worst was the case in Baltimore(?) where they seized a bunch of private homes to let a private developer build condos on the land because the condos would pay more property tax.

Sort of. The case you're referring to was Kelo and its decision flew in the face of 200+ years of precedent. SCOTUS ruled that taking private property for economic development (e.g., to create jobs and increase tax revenue) was a valid “public use” under the Fifth Amendment’s Takings Clause, even if the land was transferred to private developers.

Most states responded by clamping down, via state amendments, on what defines "public use". Louisiana did so through passing 2006's Amendment 5, which banned eminent domain for private economic development, tightened blight definitions, and ensured full compensation, along with Act 859, which added statutory protections like repurchase rights.

There are caveats, but essentially they can't force the people off their land for this (unless there's something like a public port in the plan).

If there's one SCOTUS decision which needs to be overturned, it's Kelo.

I would imagine this is a given. 3-5MM will satisfy that requirement.

They will offer market value and nothing more. Eminent domain will be in play. Take what they offer or else.

For a long time, I said Wickard was the most obscene currently controlling SCOTUS decision, then Kelo came along. I'm not sure it superseded Wickard, but they are easily 1a and 1b.

I’ve worked projects doing mineral leases and surface rights acquisitions in some of those areas. Title can be a freaking mess. You’ll have a skinny arse arpent River tract where the last succession was in the late 1800/early 1900s. It’s a shitshow.

I understand that. Now that we have established that N of D'ville is the river, why didn't they just say where they want to put it? I still don't know if it is S, W, or E of D'ville.

Did you attend Donaldsonville High? Because that would explain your confusion on this.

No. My grandfather did live in Napoleonville. I just found a receipt for a 10 hp Evinrude he bought in Donaldsonville in 1960.

That info is pretty easy to find using Google. There's even a website for the Megapark.

Generally North of Donaldsonville. North-Northeast would probably be more accurate though.

If I am so dense, you should go to Donaldsonville and drive straight north.

Hint: wear a life jacket.

There is no doubt that Grady and Dempsey have land for the residents to purchase.
