Are some of the nicer neighborhoods in BR that got flooded going to go down?

My in laws live (lived) in Woodland Ridge. They got over 3 feet in their home and are not going back. They have stripped, dried, treated the house. They are going to sell it as is with flooring, cabinets, and lower half of the drywall all removed.

A few other people just on their street are not going back either.

Is this the end of Woodland Ridge as we know it? Will it be the next Villa Del Ray, etc?

Well even after it's been remodeled from the flood demo, it's gonna be an extremely hard sell.

Even though it would be a serious A hole move, saying your neighborhood didn't flood will be a definite selling point for anyone that doesn't want to live in previously flooded areas

Why wouldn't they go back? Do they think it's going to flood every time it's raining in Baton Rouge now?

No. Some Episcopal family will scoop up that property from your inlaws for pennies and live there until their kids are done with school and pay for that tuition and then some with the profit.

Doubtful. I think this is a once in a generation flood, and people will realize it. However, places like where my BIL has a rent house, at Florida and Sherwood, FEMA isn't offering them shite and they think they might just try to get the house condemned and say frick it...

Those areas will might suffer a bit

I grew up in woodland ridge and my parents have been in that house 40 years. Having said that, most houses are all at least that old and badly in need of updating. the renovated houses in that subdivision will see their value skyrocket

their house is one of the few that didn't flood
I would sell it now if I were them

Have you been inside a flooded home? You'd rather live in something with that history than a home that's never flooded? Is it really hard to figure out why they'd leave?

Said this in another thread, if you find a steal in what was a great neighborhood jump on it. The market will eventually bounce back.

I can only say this based on what happened in New Orleans but all that federal money that came in helped revitalize a lot of areas that prior were once run down.

They are in their 80's and it was already too much house for them. We've been trying to get them to move for a few years now, unfortunately it took a disaster to get them to move. My MIL doesn't want to go back because she said it will be too hard for her. They've been there 40 years.

The value of the house before the flood was $250k. I'm not sure what they are going to ask for it. I was actually thinking about buying it but Ms Antique doesn't want to, it's her childhood home. I suggested that they rent it. They could pull down $2000 a month rent in that neighborhood.

Living in a formerly flooded house hasn't seemed to hurt the home values in lakeview.

Considering this was a once in a generation event I bet you see a lot of people rebuild and update their homes.

This. People are fixing to make some serious bank off of the homeowners who are jumping ship after a once in a lifetime event.

Let me know what they want for it. I live there as well..family been in WR since 1973. Never close to flooded before and I doubt I will ever see this again. I will take it off their hands at the right price. I dont blame them at their age. I wouldnt want to go through the stress of rebuilding either...lots of friends parents in other parts of town are walking away as well....

No they couldn't get $2000 a month rent. It is a good neighborhood but not a great area anymore.

Not my house to sell. I'm actually against selling it. I would rent it and buy a small condo.
