It really depends on how far you're willing to go in the process. When I moved my family three years ago, I wanted to look around with my wife, but wanted somebody working in the background the whole time too, as well as offer practical advice, as well as handle all the other stuff. I simply wanted to keep my house spotless and look around at other houses to find "the one". Our realtor was fantastic! She absolutely was worth every percent that she got. Some people are ok with spending time on the phone arranging showings of your house and dealing with the paperwork and an attorney and a title company, etc. That's fine. But not everybody wants to deal with that and just wants to "set it and forget it". That's the convenience of using a realtor.

Some are great, none deserve 6%, that's $6,000 on a $100,000 house to someone who setup a few showings. I've seen house in my neighborhood sell by owner in a week. Theres 2 across the street from me now that are listed with a realtor and not moving.

I had one that should have paid me for the priviledge and one that could have charged me 10% and I wouldnt have complained. Lots of factors.

The good ones are great and the bad ones are a joke. If you have time to sell yourself it isnt a tough process. If you need it to move quick you dont really have a choice.

I'll agree. Mine was worth it. I literally didn't have to do a fricking thing other than sign a couple documents. He handled everything else. I've got enough headaches in my life. It was worth it to me to pay him to do everything.

This. The exposure on their listing is good. Sometimes realtors don't have to do anything. When I sold my first house, my realtor didn't really do a lot, but at the time I was traveling a good bit so I needed the help in showings. She did 5% split between her and buying realtor. If you are the one buying, it's worth it. I have a friend that I used on my second one and he didn't have to do much outside of paperwork and getting the keys as my wife and I found the house on our own. He did show us a few other homes in different neighborhoods to give us an idea of other options which was much appreciated.

In general, they aren't worth it, but if you are moving to a new city or the realtor is doing all the legwork in finding a new house due to your inability to do it, then it's worth it.

No. They have however created a monopoly of sorts in that none of them will show houses that aren't listed with an agent so you wind up having to use them to get access to buyers.

That is the rub, on a %300,000 house it is 18 grand, it will usually move quicker if it is simply priced at 18 grand cheaper.

Everyone is looking online anyway.

There's a lot of shite you can do yourself, its about time. Why do people pay someone to mow their lawn for 30 minutes $100/ Week?

You aren't just paying the realtor, you are paying their company. Most realtors are pretty dumb, but the good ones are not.

Its a sales job, plenty of people in sales are not that smart. But if they are good at their job, they are worth their compensation.

I listed my home for sale by owner, but did pay a realtor 2% who brought me a buyer. I thought that was fair, and would do it again.

This is certainly true. But that's the entire issue with FSBO. People think that they can sell a house for the same as with a realtor, and don't sell it. If I see a FSBO I sure as hell don't pay market value, why should I? Set your house 3% under the market and sure its easy to sell FSBO. But at the same time, why not let a realtor do all the work and make the same profit?
