Are realtor's really worth 5-6% commission? It would be more interesting if they listed their commission amount as number rather than a percentage.

oh boy.
7 pages.
And, they are not worth that much commission. It’s why technology driven models like Door and Redfin are reducing the fees and breaking down the MLS monopoly.

Some of them are. Most aren't.

If you put your house up for sale a FSBO and it doesn't sell in 5 months vs the realtor sells it in 1, then yes. What kind of question is this?

It's negotiable. I'm paying 4.5% for my house that's currently listed. I plan on negotiating down further once the inevitable low offers come in. A good agent will give up all/some of the commission to get a house sold, with the understanding they will make more when you buy.

No, but I might argue that their contracts are worth at least 3%

I have sold some of my projects by owner and made profits. But several that I took too long to sell, were quickly sold by the agent once listed. They can bring a bigger pool of buyers and many times to is worth it.

Very common/regular O-T thread/ topic

Some are but most aren't. My cousin's wife is a realtor and she's attractive but dumb as shite and sucks at her job.

i had one give me a bunch of comps on pos properties trying to convince me to set a lower price for my house.
"You'll get a lot of activity at this price range"
I don't need to pay anyone 6% to dump my home. i can do that myself.
How many people take that bait and get screwed out of 1000's of dollars of equity so a scumbag can flip a quick 6%.

In the future, there will be robot realtors that only charge a fraction of the current ones.
Imagine any questions you ask about the house..year built, sqft, roof age, plumbing issues, etc., you get the answers instantly. On top of that, the robot can play your favorite tunes, serves cookies and refreshments while driving you around.

Not that long ago, Google had a a way to list your property and easily sell it sans realtor. It was working too good. The realtor lobby did its job. There is no reason why the MLS system couldn't be legally challenged. It's a bit of a monopoly.

Realtors are WAY overpaid.

If you are buying? Yes. If you’re selling, not really
ETA:
When buying our first house, the realtor was very useful in finding listings, finding comps, showing us neighborhoods i hadn’t even seen before in areas I thought I knew decently well. In the end, we actually bought a house that hadn’t even hit the market yet because he knew the owners and knew they were going to sell, but just hadn’t listed yet. That realtor was worth it.
When selling that house, we listed FSBO and after two weeks, we had no serious looks. A realtor came and asked to represent us for 4%. Within 5 days we had an offer. That guy was easily worth the additional 1% over we were going to have to pay the buyer’s realtor
