If you're serious I'll have a. private conversation with you but just for fun.... My immediate thought is why is the franchise looking for a new buyer in a market that already has multiple locations. Secondly, is it a royalty system?
When you buy a franchise you buy a job, not a business. If there is room for them to compete with themselves, there is room for you compete with them.

That's the thing.. We are planning on going the chic fil a route and hiring only respectful young employees. Should make for a better end user experience
Obviously everything I’ve said is common business knowledge but saying “we’re just going to hire respectable employees” is much easier said than done.

I know nothing about the franchising game, but I do know the Baton Rouge game and man run toward Chik-fil-a and forget about CCheese. The one in BR is not in a bad area and when I used to take my daughter wasn't very busy but the clientele it did have were not what I would think to be a target demo. I just think CFA is a well oiled machine and the other is eating a lot of shite for a bad pizza and flat beer ARCADE.

This is where my red flag goes up.
Franchising is all about standardization. A CEC in Baton Rouge should be run about the same way, and have about the same experience, as one in Billings. You can maybe deviate a bit, have special nights, etc. But not much. It's called a "franchise system" for a reason.
Also, does CEC not have exclusive territories? Have you done all the legwork to show that another location can be supported in the area?
Also... if you haven't read the book the "E-Myth", you need to. It's primarily about running a business, but secondarily it talks a fair amount about a franchise system.
Edit: If you have "big plans" why not open your own type of establishment, as opposed to a CEC?

I’ve owned a franchise restaurant.
The good: Having a proven system and brand awareness automatically.
The bad: giving up that royalty every month and dealing with employee issues.
My recommendation: Talk to managers at every Chuck E Cheese in North America. The managers are going to be truthful with you about the ins and outs of the daily operation and franchise support. Most owners aren’t on site and the Franchise people are only going to show you their best stores to make a good impression. You want to get a clear picture of what’s going to happen every day with the cash you’re investing.

Not much, I think it's only like 5k. But unlike other franchises, they own the land and building which you lease from them. Also, you aren't really an owner, they call it an "operator," and you pretty much have had to come up in CFA to be granted one. You have to be present in day to day operations, and in addition, you generally can only own or operate one.

Gotcha, thanks then now I'm pretty sure the OP is just delusional. BTW, I'm thinking of opening a Toyota dealership in the middle of Dallas, but I can't seem to decide on that or opening a newspaper business in silicon valley.
