First thing is find out why the existing local franchisee is not wanting build one in this area. If it was a good location 9 out of 10 the local franchisee would have opened one up. Huge red flag.
I would look at demographics of an area.
Where is the growth of enrollment in kids in elementary public & private school grades k-5th grade? Hint not in Mid City or Southdowns.
Is there enough young families moving into the area to replace the kids that will eventually outgrow your business?
I would think you would get more middle class families with a high level of new customers in the Denham Springs/ Walker/ Watson area or Ascension Parish area with plenty of future growth versus inside Mid Ciity or Southdowns. I would look at property close of I-12 or on range between DS & Liveoak in Livingston Parish or off Airline Hwy in North East Ascension Parish.
Southdowns and Mid City you are very limited on the replacement of young families compared to the suburbs, people from outside the area with kids do not want to travel into BR traffic in mid city or Southdowns especially on a Sat LSU home game day, and you will attract the clientele that will run off the middle class. Guess what during the fall LSU game season on Sat your peak time you need those kids in your place. You still have to pay rent, insurance, employees, higher taxes in EBRP, City Cats tax is passed on in rent, lights, and other reoccurring cost on LSU game days.
If you want to start a hipster bar or restaurant that caters to young professionals Mid City and Southdowns is a great area. A business that targets young kids unless you want to deal with culture, no way.

You are basically their company store, running to their standards, using their approved vendors which they get the kick backs not you, and the only thing that is yours is you are risking your capital,
Example.
I own four orgill hardware stores. I chose them over Ace or true value due to I have control over my operations. I have control over my signage, advertising, and can go around then to buy direct on certain items. What I like the best is I decide what goes on sale in the ads. If I am in a snow market I do not put mowers on sale at a loss during the Labor Day sale. I can put snowblowers that I make a lot more profit on, plus I sell more high margin accessories with it.
Plus, I can use outside financing to sell high ticket items or services and not have to push a Ace or true value credit card at a 19% or higher interest rate.
True Value or Ace. I would have to have a certain look, certain signage, adhere to ads that were for my region even if the items on sale were dogs for my market. Same Labor Day ad I would have to bring in mowers to cover the ad at a loss in a snow market.
They do not put leaf blowers, rakes, leaf bags, chipper shredders, leaf vacuums, electric cords, safety glasses, gloves, game day bbq pits, folding lawn chairs, etc. That things a hardware store in a fall market should have in their Labor Day ad.
