The last 4yrs have made me very thankful to live on the MS Gulf Coast. But I wouldn’t mind living about 40 miles north of I-10 on about 20 acres.

I live up here in the land mass on 124 acres about 15 miles outside of a town of about 2500 that’s about 10 miles outside of a town of 46,000. Everybody gets along fine.

Sounds just like what I'm looking for. Once the wife retires, the current house gets sold and it's off to rural USA. I'm so sick of living in a large city with all the crap, expensive (auto/homeowner's insurances and property taxes) just to start.
