I live in Texas and pay a ton of property tax. It has gone up a crazy amount. It is still less than if I lived in Louisiana making the same amount living next to my dad in Shenandoah (modest home) that still has its own property taxes. My insurance all the way around is crazy less.

On the subject from the OP, if you are maxing out all retirement options, kids education options, it equalizes salaries real quick. Just depends on what people spend their money on.

Depends on where you live and what you want out of life. In most of the south you want a nice house in the suburbs and a boat or a maybe a 2nd home. Those numbers work depending on number of kids.

I need to average 300-350k to make what I want work. That is in LA or MS and with a lot of cash down.

It’s all relative. I have more than what you have in my house and my mortgage is only $2560. Built in Baton Rouge 2.5 years ago.

2.6% interest rate and put a bunch down. I’ve been looking at houses in Houston and the property taxes at the houses I’m looking at are as much as $2200 per month on a similar house.

I doubt a house valued at $1.5-1.8m is similar to a house in Louisiana. First, where those houses are in Houston have entirely different neighborhood dynamics than a house in LA. Second, if you can afford that, the 6% income tax you would not be paying way offsets that. I think the bigger deal is your current interest rate and cost between loans. Now if you are outside Harris county paying MUD taxes I have no idea.

I miss spoke it’s 15k to 22k per year not 2200 per month. I’ve done the math a 1000 times and I thought I would come out ahead by a lot by moving to Houston but those property taxes are a bitch.

I hear ya, it becomes a heavy math equation at that point. While the state is touting lower property tax legislation, I don’t trust anyone in Houston.

I would add car and homeowners insurance into your calculation. Even when I first moved and was renting I saved about a grand on car insurance.

Car insurance is $372 for two cars a month. Other car is covered by the company. I want to say my home insurance went way up recently.
