It was primarily due to the state trying to dictate contractors used on the project as a trade off for tax incentives. Bucees was also looking at a lafayette location. They bailed on both and Louisiana as a whole after that

This is great news if the amazon thing happens

Tax incentives at the state level for retail projects don’t exist with the exception of Enterprise Zone (very small amount) And didn’t in 2016, either.

Rumored the same scenarios with La and Walt Disney & La with HEB? Much like their inept stall with Sportsbetting and Marijuana. Always 50th..for a reason!

P.S. I always thought a Bucees I-12 at Millerville would've been a mistake. I think I-10 at Prairieville would be better, with a parallel service road to the Interstate.

Friend of mine's son got a job at the one in Lexington and 3 weeks after starting work, he relapsed (alcoholic), and had to go on short term disability and go into a program.

Amazon kept his job waiting for him for almost a year I think, after he had worked there less than a month.

That site is perfect for a distribution center. That’s much better use for that than retail.

I didn’t think it would be one large tenant - I thought they would have to put streets in and develop it like Industriaplex. I thought the larger Amazon facility would go by the airport near the Coca-Cola bottling plant.

The Cortana property is on the corner of two major highways. It’s easy to get to all of south Louisiana and southern Mississippi from there, and it’s probably going to enable same day shipping in Baton Rouge, New Orleans, and the north shore. The site did not flood and is far enough north to avoid the worst of the hurricanes. That area is also centrally located when it comes to potential employees.

The property can easily support a 1,000,000 square foot DC and still have space left over for future expansion.

Great news. I hope they can reuse some of the existing structure, but I wouldn’t be shocked if they had to start with new construction. It should dovetail nicely with the $100 million widening and improvement to Airline Highway.

That area needs more good jobs - and Baton Rouge needs a major employer that doesn’t directly contribute to air pollution. The larger 600,000-700,000 square foot Amazon facilities can employ between 1200 - 1700 people during the peak season. WBRZ mentioned that the Louisiana facility may be closer to 1,000,000 square feet.

Amazon should also bargain that their trucks be allowed to use the Ambulance red light control devices on airline and Florida.

That’s an impressive development for Louisiana. I don’t think anyone could have reasonably expected a better outcome for the Cortana Mall property than that.

Still won’t be any one day deliveries to Port Allen with the current bottleneck that is our I-10 West situation.

I think these distribution jobs have really high turnover. It isn't a good job.

Amazon minimum wage nationwide is $15 per hour. They'll find the work at that amount here. Turnover will be extremely high though as the working conditions can be brutal especially around Prime Day.

Yeah I've heard the turnover is pretty high but it's decent money so to say they'll have a hard time hiring isn't true. If they have high turnover that implies there's a lot of people who want to work there.

If that were to happen - it's pretty easy to get to the US 190 bridge from the Cortana area. It's an ideal piece of property for distribution.

It's good, honestly pay for people that may not have a high level of education. $15 an hour in Baton Rouge goes a long way - and Amazon does promote over time. They won't have much trouble finding work, especially with a nice, new facility that's actually designed to integrate with Amazon's systems.

Their benefits are legit.

Now Baton Rouge needs to convince Hawker Beechcraft to take a second look at the property next to BTR......

Dammit.

There's a lot of developable land there. Would make sense if future industry that occupies it are actually in the Aviation sector.

But I'll take a automobile plant, FedEx sorting facility, or some kind of distribution center.

I believe all the package handlers at the current location are part time. Only managers get 40 hours. It is nonstop work too. Amazon does not have a reputation for being employee friendly.

Yeah. In fairness to Louisiana and EBR...they did everything right with that deal. Had it finalized Cessna and a few suppliers would have followed.

A supplier to the aeronautics industry would be ideal. Airbus is 200 miles east, Stennis and Michoud are 100 miles east and south, etc.

On the tech side, I know Amazon can be really intense and tough on employees.

Glad to hear that your friend had a good experience though. That's very promising.
