And if the OP wants peace and quiet?

I’d be surprised if they don’t start commercializing the areas soon. Someone could make a fortune in the next 20 years (I’ll be dead before then). If Bay St. Louis could “come back” after Katrina with those beaches (house prices and lots have quadrupled in instances since Katrina) then St.Joe will be fine.

Get that Passport Stamped. There are other options besides 30A, and even Florida for that matter.

I believe it is cheaper to fly to Cancun for an all inclusive week than do the 30A thing.

I would rather do the BVI's or Cancun / Tulum than 30A.

I was two miles north of Mexico Beach on overstreet. Had to move after the storm bc the house was mostly destroyed. Now in wewa for the time being. Work in st joe.

something will have to give. The area is in a bad way right now, more specifically mexico beach. They have ordinances in place to prevent large commercial developments, high rises, etc. Money talks though, and the town is in its death throes. Mexico beach city hall put out an ad the other day looking for two used pick ups for the city to use because their others are dead. Said they only had a few thousand to spend. I think in the end some big money will come in and develop it, but the locals that have stayed are dug in and are gonna fight it. In the end I think they will have to concede and let it happen. St Joe paper company has some stuff in the works that they want to do and residents are not happy

Was at Grayton Beach the past few days, it was not too crowded at all however we drove over to seaside... That place was miserably packed.
