My old office and my wife's current office are right down the street from Royal Oaks
We have been to Holiday parties there, really nice place in a crummy part of Houston

Upgrade doesn't always mean bigger. It could be nicer
ETA: his kitchen kinda sucks. I'm sure he's probably not in there cooking, but it seems like it may be some sort of open floor plan.

I have nicer kitchen floors and pool, but his deck puts mine to shame... as well exterior of the house and square footage and numerous other things.

Meh. It overlooks the 1st green, and driving range and practice green.
Royal Oaks is nice as hell though. Fantastic course. I played my first ever round of golf there. Nothing like going 100+ on that kind of course (CSB).
