Peace of mind. We are in our early 40s.
Then we can pay ourselves, which we already do, even more.
This will provide us with a position of power, IMO --- as we will always have a house to call home should something happen to our employment wages or an illness.

True, as long as you pay your taxes. Just another reminder, that even though it's paid for, it's never really yours.

Our current rate is 4.25%. We are a little over a year into the loan. I'd love to get the rate below 3.6%. I don't know anything about refinancing, and I'm cautious to jump the gun too soon if the rate will dip a little further.

I've got one at 3, one at 3.25, and one at 4.75. The first 2 are 15 yr fixed from about 2014. The 4.75 is a 30 yr fixed from last Nov. I'm dying to refi that one, but trying to sell house at 3% to pay down on the big one. Plus I haven't calculated my PITI lately but I bet it is pretty out of whack with 3 house payments. Sounds like I'm bragging but I'm not, having 3 houses sucks.

Built and closed on house in April 2019 at 4.5%...will sign refinance papers on Friday at 3.75%. Note dropped $200+ monthly.

30 year fixed rate. Financed 100% of the purchase price and qualified for 3.625%. Closed in May of 2013.

Just closed on refi last week. Dropped from 4.75 to 3.8 on 30 year.
