If the easement is still valid, you technically cannot build on it. At least not to the extent that you impair his access to/thru it. If it were not still valid, you'd probably be holding an updated plat....

I don't think there's a solid rule to follow here. It all comes down to what are you comfortable with. And by "you," I mean your lifestyle...not what you think in your head you can do. 2.5 or 3xs annual salary can make sense for some folks, but not others. It's really all about the other expense...

PSA - don't forget to check your gutters for ice accumulation and dams. A buddy just called me...his gutters froze and created an ice dam at his roof line. Eventually it made its way down inside his walls and leaking out inside house now. I just checked mine and the gutters were 3/4 full of ice/slus...

FWIW, I'm currently driving from Shreveport to Baton Rouge. No major issues thus far, except the entire elevated stretch of 49 through Alexandria is closed. Detour to LA 1, then 71, and back on 49. About 15 mins from 190 in Opelousas right now....
