Locked with Keesler on a refi. 15 yr, 2.375% no points, 225k loan. Not a VA loan.
Origination fee $1k
Process fee $150
Appraisal waived, unnecessary.
Title fees TBA, est at 1400

I was able lock in a 2.75%, 15year refinance yesterday with a cash out option!

My position for a plan to build has changed and I took advantage on a price dropped new construction. Should I lock in now or wait? Close date on my current house is far out at April 23 so I have time, I am waiting on firm quotes at the moment.

My understanding is that if it drops below the 2.75 I'm able to get up to a .50 decrease in interest. They said it will take at least 90 days before we close, because they have so many refinances in. I'm not sure on new loans.

April 23rd really isn’t that far out. I would see if you could try and wait a couple days to lock it in for 40 days which would get you through the closing date. Probably going to take that long to process right now anyways.

Was waiting for my paperwork but got 2.875%/30y fixed (3/4 point buy down). BancorpSouth.

I still have lenders emailing me. One that was at 3.125%/30y with a 1/8pt buydown on Monday is now at 4%.

Chances are that rates will take another dip next week. (Wk. of 3/16).
I’m currently working 3% on a 30 year refinance, but I’ve not gone to closing yet. Waiting on Wednesday (3/18) to phone the bank back and inquire if I’m entitled to a rework of the rate (3%) currently in play.

So did the current cut slash rates by 100 basis points, or 1%? So refi rates should be sub 3% this week...? Any of you mortgage writers care to weigh in?

Seems their insight last week was that refinance demand was so high that banks were keeping them above 3% as a matter of supply and demand.
I too am curious if this changes things.
