OP please tell me you have Uber rewards set up on your account. If not that is an easy way to drive down the cost even more. Plus when you get to Platinum level you can price protect a certain route. Yes as most of the bigger banks don’t offer this product. You can probably find up to 15 year loan if your looking for longer terms. Again you’re going to be all over the map with what type of programs each bank offers. Some are interest only some adjustable and some fixed. Your breakeven for 30 year refi would not be until ~26 months in. A lot to go through for that in my opinion. We normally try and shoot for ~18months in why the 1% rule of thumb typically appears. You are probably going to end up with a shorter term and a slightly higher rate than you realize when going into this. This is more of a traditional "bank loan" than what a residential mortgage is. Yes you should be able to qualify with that debt to income. And you definitely will with that credit score. The down payment you want to make will probably depend on the loan type you go with. Don’t listen to advise like the guy above. Refing to today’s 30 yr rates would not make sense in your scenario. If you do end up not going forward with the 15yr. Find a bank that will do a construction loan on the appraised value. The appraiser will take your proposed budget, plans, & specs and appraise your lot as if the house was built.
