Expect to hear "yeah but labor and other materials are up more so unfortunately there won't be much savings"...

I buy wood almost every day, it ain't dropping.

It’s kind of like fuel. They have to work through the current inventory first before prices will drop. But don’t worry when it shoots up they’ll advance the increase on their current lower priced inventory.

I am still a few months away because I am waiting on my pool to be built first.

Point was, they're not dropping in price in conjunction with the rest of lumber.

No one here has said retail lumber prices (like Home Depot) were falling.

It always takes a while for pricing for specialty items (like fencing, engineered beams, stakes, etc.) to see price shifts downward.

Wait a while if Lumber prices continue to trend downward.

I am expecting that. But I’ve already received news that our next lumber order will be significantly less than what was quoted in March/April. For transparency, we are already formed, working on plumbing, quote and allowances are set, so we are further along than “about to build”. Should’ve clarified that.

Good! I get tired of the relentless calls to cut some acres of old timber I own.

The calls are relentless and almost comical.

Building demand is falling quickly. Builder’s prices are already coming down fast. Mortgage rates killed that market quickly

We will be breaking ground this month, and we had the build re-quoted last week. The original quote was from March. With all things considered, we went down just over $7,000. Not nearly what I expected, but then again, the original quote was already $100K to $130K less than 2 other quotes.

Prices have not fallen at lumber yards yet, or at least not by a large amount. The invetory they are selling now they purchased earlier this year at higher prices. 60 to 90 days from this point to see prices fully reflexted in yards.

Our lumber quote was 95k in December, 146k in March, and had fallen to 141k by mid May. Hoping prices are down a good bit before we need to throw up framing in two weeks.

Are you saying you could save $50K if you just wait a month or 2 for lumber to come down? You must be in a serious hurry to get out of whatever situation you’re in. I couldn’t sleep at night if I knew I was overpaying for something by that much. Good for you that you can afford it though.

I invested in a portable sawmill. Been wanting one anyway. Hate to see good trees go to waste and you only need so much firewood. But still waiting on it after over a year. Hopefully will have it by July. Just in time for the hottest time of the year!!!!

What’s the % drop? Do you have an estimate

I would have to imagine material costs are dropping, but lagging. I bet builders are taking less profit

The question is will big box stores and builders pass the price drop on to end consumers or just take the profits on the previously inflated prices.

Wood-Mizer LT35 hydraulic. Ordered direct. 15 months and going. Partner is actually getting it. I've got the excavators, trucks and trailers, timber etc. We'll see how much we use this one and like it. Things have about doubled in price since it was ordered.
