Lumber Falling

Lumber is back under $700/per thousand board foot. It topped off around $1400. The difference is around 30k+ for building your typical home. I wonder how this will affect building. It’s drastically slowed bc of interest rates and inflation.

Going to keep dropping. The real estate guys are about to get a wake up call.

Feds are drying up demand FAST.

Boards usually drop faster than actual “plywood”. They are down, but it usually takes a couple weeks to fully reflect the price.

Since early March, lumber prices have been cut in half

Today alone, futures dropped 6%

I thought I read somewhere that it can take up to 6 months for retail lumber prices to reflect futures. Anybody know?

I was at a card game yesterday with two builders that said that 2 x 4s are going for $10.

Gonna hit about $650 and plane out with a small bump late summer, a fall dip into the 400s, then a $900ish winter.

The $1400 days are definitely gone.

Plywood and OSB will hang a little higher for a while just for the fact that some builders are getting their asses sued off for using South American plywood that was rated wrong

Same and yes it is. Not meteorically but has been steadily falling. Over the last 2 months 2x4 is down ~$400/m, 2x6 is down ~335/m, and on and on. 4x4's and 6x6's have dropped ~$500-600/m in that same timeframe. Same with deck boards. Not sure where you're buying lumber but it sounds like you're getting screwed. Treating chemicals are more expensive so that market isn't in line with pine like it normally is though.

Steel isn't dropping. Right now its 2132 a ton for plate steel.

I agree

Caveats-
big hurricane hits and sucks up a lot of supply or a large mill burns down or both!
