ETA i get that OP isn’t running a charity and this is one reason i’m hesitant to own rental properties as a source of income, with the whole collecting and evicting part. But adding the part about kids and Christmas….come on man, at least let Tiny Tim open his presents first! It’s only a few weeks!

Best case, arrested for illegal entry and losing at least one court case, if not two. Worst case, he gets shot when he crosses the threshold.

I hope that he only listens to the sensible advice in this thread. I’ve been in real estate for nearly 40 years, and I learned a long time ago that it’s best to just follow the rules and laws governing your jurisdiction. Ya know, act like you’ve been there before.

some states actually cater to the deadbeats and screw the renters over.

also, they can tear your shite up, while you wait to get them out.

Shoot, in Livingston you can have them out on the third or fourth day of the month. Due on the first late on the second. If you know the justice of the peace and they have a smaller district, they can have court the next day, and have a police at the door the following day. Some JOP’s just have weekly court. If you’re within the city limits, town, proper, you’ll have to go through the city court. Denham has court every other week if I remember correctly.
